We are seeking a highly skilled and experienced Bid Writer and Property Preservation QC Specialist to join our team. This dual-role position requires expertise in bid preparation, quality control, and compliance with government-sponsored enterprise (GSE) guidelines, including FHA, FNMA, FHLMC, VA, and CONV. The ideal candidate will have exceptional familiarity with conveyance condition requirements, extensive knowledge of standard property preservation services, and proficiency in industry tools such as Property Pres Wizard (PPW). Key Responsibilities: 1. Bid Writing: • Prepare, write, and submit detailed and accurate bids for property preservation services, adhering to client and regulatory requirements., • Analyze scopes of work, photos, and field reports to develop competitive bids that balance cost-effectiveness and quality., • Ensure bids comply with GSE guidelines, conveyance condition standards, and client-specific requirements., • Conduct cost analysis and recommend solutions to minimize expenses while delivering quality services., • Collaborate with field teams to gather data, clarify job scopes, and confirm accurate bid details., • Maintain and update a library of bid templates, pricing structures, and compliance documentation. 2. Quality Control: • Perform detailed reviews of property preservation work, including before, during, and after photos, to ensure compliance with GSE guidelines and conveyance condition requirements., • Verify the accuracy of completed work orders, ensuring adherence to FHA, FNMA, FHLMC, VA, and CONV standards., • Identify and address discrepancies or incomplete work, providing feedback to field teams for resolution., • Monitor recurring issues and implement corrective action plans to improve overall quality and efficiency., • Conduct audits of completed work orders and bids to maintain a high standard of service. 3. Compliance and Documentation: • Stay up-to-date on GSE guidelines, conveyance condition standards, industry best practices, and client-specific requirements., • Ensure all documentation related to bids and work orders is accurate, complete, and properly stored., • Provide training and guidance to field teams and contractors on GSE guidelines, conveyance standards, and quality expectations., • Support internal audits and external compliance reviews as needed. 4. Collaboration and Communication: • Work closely with field teams, contractors, and clients to ensure seamless coordination of property preservation activities., • Serve as the primary point of contact for bid-related inquiries and quality control matters. Education and Experience: • Minimum of 35 years of experience in bid writing and property preservation quality control., • Extensive knowledge of GSE guidelines, including FHA, FNMA, FHLMC, VA, and CONV., • Strong familiarity with conveyance condition requirements and industry-standard property preservation services (e.g., debris removal, lawn maintenance, winterization, securing properties)., • Exceptional writing and analytical skills, with a strong attention to detail., • Proficiency in property preservation software and platforms (e.g., PPW)., • Advanced knowledge of Microsoft Office Suite (Word, Excel, Outlook)., • Strong communication and interpersonal skills to collaborate with diverse teams., • Full-time, 40 hours per week., • Competitive salary based on experience., • Benefits package, including health insurance, and paid time off remote work
