    PROPERTY CONSULTANT – SALES & LETTINGS Belvoir Enfield | £28,000 basic + uncapped commission | OTE £45,000+ We don't want someone who waits for business to come to them. We want someone who goes out and gets it. We're a small, ambitious estate agency in Enfield and we're looking for a seriously driven Property Hunter to join us and help grow both our Sales and Lettings business. Your job objective will simply be: Find opportunities. Meet people. Win instructions. Grow your pipeline. And if you're good at it, we're hoping you'll generate so much new business that we'll struggle to keep up! THIS IS A DUAL SALES & LETTINGS ROLE You'll be talking to homeowners and landlords every day. Someone might want to sell. Someone else might be thinking about letting. Another might be considering selling their rental property. A landlord might need help with one property today and full management of their portfolio tomorrow. We want someone who sees the opportunity in all of it. You'll be responsible for: • Carrying out residential sales valuations and lettings appraisals, • Winning new sales instructions, • Winning new landlord instructions and growing our managed portfolio, • Generating your own valuation and appraisal opportunities, • Following up leads and turning conversations into appointments, • Building relationships with homeowners, landlords, investors and local contacts, • Identifying opportunities within our existing database and applicant base, • Developing your own network of people who can introduce you to future business, • Keeping a close eye on properties coming to market and landlords entering or leaving the rental market, • Advising clients honestly on pricing, presentation, marketing and strategy, • Identifying when a sales client could become a lettings client — and vice versa, • Working with landlords to understand whether self-management, let-only or full management is right for them, • Building relationships that generate repeat and referral business, • Working closely with a small team to turn new instructions into successful transactions, • Helping us grow our presence across Enfield and North London WE'RE LOOKING FOR A HUNTER We don't need someone who needs to be told what to do every morning. We're looking for someone who sees a quiet afternoon and thinks: "Right. Who can I speak to?" You might spot a house that's been on the market with another agent for months. You might notice a landlord advertising a property themselves. You might have a conversation with a buyer who tells you they're thinking of selling. You might reconnect with someone you valued six months ago who wasn't ready then. That's the job. Spot the opportunity. Start the conversation. Build the relationship. Win the business. We're looking for someone who: • Is naturally competitive and motivated by results, • Loves winning business, • Is confident asking for the instruction, • Doesn't take rejection personally, • Is persistent without being pushy, • Can build genuine relationships with people, • Is commercially minded, • Is organised enough to manage a growing pipeline, • Has the confidence to pick up the phone and make things happen, • Understands that follow-up is where a lot of business is won, • Wants to build a reputation in the local property market, • Is just as comfortable talking to a £500k homeowner as a landlord with a large portfolio, • Wants to earn more by producing more EXPERIENCE You may already be a Property Valuer, Lister, Senior Negotiator or experienced Sales or Lettings Negotiator. Or you may be a good negotiator who knows you're capable of taking the next step. We're interested in ability, attitude and results, not just job titles. You need to understand residential property and be confident dealing with clients. Sales experience is important. Valuation experience would be a big advantage. A full UK driving licence is required.     Maintenance Operative We are looking for an experienced and reliable Maintenance Operative to join our team, carrying out reactive repairs and planned maintenance across a range of properties. Although UCCE Ltd is London-based, our current contracts and projects are located across Oxfordshire, High Wycombe, Swindon, Slough and surrounding areas, so the successful candidate must be comfortable travelling to different job locations. Key Responsibilities Carry out general building and property maintenance repairs. Complete reactive repairs and planned maintenance works to a high standard. Undertake a variety of works including basic carpentry, plumbing, plastering, tiling, decorating and general repairs. Identify faults and provide practical repair solutions. Complete works within agreed timescales and to a high standard. Travel between different sites as required. Requirements Previous experience in property maintenance, construction or general building works. Good practical and problem-solving skills. Ability to carry out a variety of maintenance tasks. Good understanding of health and safety. Reliable, punctual and able to work independently. Professional manner and good communication skills. Full UK driving licence is essential. Relevant trade qualifications or experience are advantageous. Willingness to travel to sites across Oxfordshire, High Wycombe, Swindon, Slough and surrounding areas.
