Quantity Surveyor (Subcontractor – Finishing Trade) Essex (Romford) £55,000 – £65,000 + Bonus & Benefits Hawkes Resourcing Group The Opportunity We’re working with a well-established, family-run subcontractor within the finishing trades, delivering high-quality projects across housing and fit-out sectors. This is a key commercial role offering the chance to take ownership of multiple projects, working on prestigious schemes within a growing and financially stable business — particularly within the painting and decorating sector. Key Responsibilities Commercial Management Manage the full commercial lifecycle across housing and fit-out projects Ensure projects are delivered on time, within budget, and to required standards Valuations & Payments Conduct regular site visits Prepare and submit accurate monthly valuations Maintain strong cash flow aligned with contract terms Variations & Cost Control Identify, price, and manage variations (CAIS, SIS etc.) Ensure all variations are fully documented and justified Reporting & Financial Oversight Produce monthly cost/value reports Monitor project performance and highlight risks/opportunities Final Accounts Prepare and agree final accounts efficiently Stakeholder Management Liaise daily with site teams, project managers, and clients Support post-tender meetings and project handovers Resource & Labour Management Track labour targets and workforce allocation Monitor price work and labour bookings across projects About You Proven experience as a Quantity Surveyor within construction Background in housing, fit-out, or subcontracting environments Strong understanding of lump sum and schedule of rates contracts Experience with M3NHF, bespoke or NSR contracts (advantageous) Excellent commercial awareness and cost management skills Confident communicator with strong negotiation ability Proactive, detail-oriented, and solutions-driven Desirable: Background in painting, drylining, plastering, or finishing trades Intermediate to Senior level QS Ambitious with a long-term career mindset Why Join?
