Contracts Manager Social Housing Planned WorksLocation: Southern Home CountiesSalary: Competitive salary + car allowance + fuel card for business and personal use + up to 25% bonusJob Type: Permanent, Full TimeSector: Social Housing, Planned Works, Refurbishment, Retrofit, Property Services, Voids, MaintenanceAre you an experienced Contracts Manager, Planned Works Manager, Refurbishment Contracts Manager, Project Manager or Senior Site Manager with a background in social housing planned works, kitchen and bathroom programmes, voids, Decent Homes, property services or construction maintenance ?This is a rare opportunity to join a national property services, refurbishment and retrofit contractor delivering long-term, high-quality contracts across the UK.The business delivers projects across social housing, education, retail and hospitality properties , maintaining the same high standards whether working in London, the Valleys, the Scottish Borders, Yorkshire, Liverpool or the Southern Home Counties .This role will focus on delivering kitchen and bathroom refurbishment programmes alongside void property preparation across occupied and void social housing properties within the Southern Home Counties .Whats in it for you?Competitive salary packageCar allowanceFuel card for business and personal useBonus potential of up to 25%Opportunity to join a national property services, refurbishment and retrofit contractorLong-term planned works contract with clear operational ownershipDefined Southern Home Counties patchStrong focus on kitchens, bathrooms, voids and planned maintenanceOpportunity to lead a visible social housing improvement programmeMix of site delivery, client management, subcontractor management and resident liaisonStable national business with long-term quality contracts across multiple sectorsThe RoleAs Contracts Manager , you will be responsible for the successful delivery of planned works across a regional Southern Home Counties patch.You will oversee site teams, subcontractors, suppliers and internal colleagues to ensure works are delivered safely, on time, within budget and to the required quality standard.You will take responsibility for day-to-day contract delivery, programme planning, labour and material coordination, KPI performance, resident communication, client relationships and operational reporting.Key ResponsibilitiesLead delivery of planned works across kitchens, bathrooms and void property preparationManage multiple sites and property locations across the Southern Home CountiesOversee Site Managers, Supervisors, direct labour, subcontractors and suppliersPlan and monitor programmes, labour, materials and resourcesMaintain strong client relationships and act as a key operational contactDrive high standards of customer care, resident liaison and communicationMonitor KPIs, deadlines, budgets, quality standards and service expectationsEnsure works comply with health and safety legislation, RAMS and site proceduresIdentify risks, delays or issues and take corrective action to protect deliverySupport commercial performance through cost awareness, variations and reportingMaintain accurate contract documentation, progress updates and operational reportsAbout YouYou will ideally have experience as a Contracts Manager, Planned Works Manager, Project Manager, Operations Manager, Senior Site Manager or Refurbishment Contracts Manager within social housing, planned maintenance, refurbishment, retrofit, property services or construction maintenance .You will have a strong background in one or more of the following areas:Social housing planned worksKitchen and bathroom replacement programmesVoid property preparationDecent HomesPlanned maintenanceOccupied property refurbishmentHousing association contractsLocal authority contractsProperty servicesConstruction maintenanceMulti-site site managementContracts managementYou will be confident managing subcontractors, direct labour, site teams and multi-site programmes.
