Grange Property Management are looking for a Visiting Scheme Manager to look after our properties at Meridian Court in Ashford, Kent. With a 'can do' attitude you'll prioritise and manage your own workload independently. This is a varied and customer facing role supporting residents in maintaining their well-being and independence. Lone working you'll have support from your Regional Manager and Head Office Team along with a Training and Support Assistant. Organised and able to work on multiple tasks, you'll have a good understanding of building maintenance as you'll be responsible for the general management of the building including organising repairs and maintenance of communal areas as well as to the structure of the property. You'll also oversee contractors who are on annual contracts and carry out the communal cleaning, gardening and window cleaning. You'll be an excellent communicator who enjoys working closely with people from all backgrounds, able to develop and nurture good working relationships with residents, contractors and clients. As the first point of contact for any resident complaints, leasehold enquires or property alterations you'll be able to advise and empathise with the resident age group which is typically 60 plus. A good standard of IT knowledge and understanding is an important factor within the Scheme Managers role, as you will be required to use applications such as Outlook and Word. Information on the scheme: Our Scheme at Meridian Court is made up of 30 Bungalows for the over 60's. There is an estate office and lounge for the use of all residents. They specialise in: • Residential groundwork packages, • Foundations and substructure works, • Drainage and infrastructure, • Earthworks and enabling works, • Reinforced concrete works With a strong pipeline of secured work and long-standing relationships with regional and national housebuilders, they are now looking to appoint an experienced Project Manager to lead a major scheme in Ashford. The Role: We are seeking an experienced Project Manager to oversee a 140-unit residential groundworks package in Ashford, Kent. You will take full responsibility for delivering the project from pre-start through to completion, ensuring works are completed safely, on programme, within budget, and to a high standard. Key Responsibilities: • Full management of the groundworks package across 140 residential units, • Programme management and sequencing of works, • Managing Site Managers, Engineers and subcontractors, • Budget control, cost tracking and forecasting, • Chairing progress meetings with clients and internal teams, • Ensuring strict H&S compliance across site, • Managing labour, plant and material procurement, • Maintaining quality control and meeting client specifications, • Reporting into senior management on progress and performance Requirements: • Proven experience managing residential groundworks projects (ideally 100+ units), • Strong knowledge of foundations, drainage, infrastructure and roads/sewers, • Experience working with housebuilders, • SMSTS, • First Aid (preferred), • Strong commercial awareness, • Excellent leadership and communication skills
