It is the duty of the Maintenance Mechanic to follow all directives given by the Facility Manager and Real Estate Asset Manager. * Maintain a safe environment * Cultivate resident satisfaction * Protect the investment of the * Complete or abate all emergency work orders within 24 hours * Complete all urgent work orders within 48 hours * Complete all routing work orders with in 72 hours Duties and Responsibilities * Conduct all business in accordance with the NHA policies and procedures, state and federal laws, OSHA, ADA, fair housing etc. Perform activities to maintain the continuity of essential environment services in order to guarantee resident comfort and security. * Conduct building walk-downs daily and replace all burnt out bulbs from hallways and stairwells and batteries in emergency lighting as needed * Maintain curb appeal of the property at all times. * Trash-out vacant units within 48 hours * Complete assigned work orders according to company guidelines * Strip and wax assigned floors quarterly * Monitor supplies and advise supervisor of items needed as necessary * Respond to after hour emergency calls when necessary. Preventive Maintenance/Safety * Follows NHA guidelines in proper storage of chemicals, maintaining maintenance data sheets current and readily accessible * Must be aware of the condition of physical property throughout the property and immediately report unsafe conditions, e.g., broken steps, open holes, broken/burned exterior, broken (doors locks, inoperable smoke detectors, gas leaks). * Performs minor and routine maintenance on all appropriate equipment on a regular basis, inspects and maintains all tools in excellent condition * Instills a safety first attitude not only with maintenance but also with all residents * Follows NHA guidelines for wearing safety items * Maintain accurate records regarding preventive maintenance, service request (received and completed), vacancy reductions status, work in progress, etc. * Trains Janitors helpers in various areas of repairs, cleaning, etc. * Assist in the completion of annual inspections General * Performs electrical repairs on items such as appliances, fixtures, switches, outlets, circuits, etc. * Performs plumbing work, such as clearing stoppages, replace fittings, etc. * Replace broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, blinds, locks, etc. * Performs carpentry work such as fitting doors, freeing windows, replacing and buildings shelves, stripping and waxing floors. * Assists in custodial work, including sweeping, mopping, vacuuming. Emptying trash, cleaning windows, etc. * Assist with grounds work when necessary * Performs limited exterminating services when required * Participates in a standby emergency schedule for evening, weekend, and holiday coverage * Is responsible for stock control and utilization of maintenance materials * Performs scheduled maintenance on all equipment based on the manufacturers recommendations and operating manuals * Has knowledge regarding water and gas cutoffs, all apartments and fixtures cutoffs and sewer cleanouts * Has constant knowledge regarding contracts and suppliers, their services and goods * Assist with move-in and move-out inspections * Makes sure that all apartment repairs and services are completed correctly and in a timely manner * Reports all major repairs and requisitions to senior site staff * Removes and transfers heavy appliances and equipment form storage area to apartment (or visa versa) as necessary * Complete unit trash out within 48 hours * Performs work area clean up and safety related duties * Performs any additional duties as assigned by NHA senior staff Qualifications * High school education or equivalent * Five to seven years of related experience is required to acquire a thorough knowledge of low-pressure gas/oil fired boilers, central and unitary air conditioning, domestic water, electrical, plumbing and life safety systems. * Valid drivers license * Full time maintenance experience or experience in related field * In-depth working knowledge of general maintenance practices and repairs (tile, concrete floors, painting, plastering and drywall patching, basic carpentry and appliance repairs * Maintenance experience or related field * Maintain open lines of communication with internal and external contracts for continuing operations and resolution of problems. Responsibilities Reporting to the Property Manager, the Facility technician, individually or in a team, performs all necessary inspections and repairs. • Conduct a monthly facility review to identify necessary facility maintenance and repair needs. Complete the appropriate monthly report and submit it to the Director of Operations and Program Director in a timely manner., • Executes all tasks with care and attention., • Completes all repairs in a timely way., • Reports all emergency facility problems to the Director of Operations immediately., • Carries a beeper/cell phone (provided by the agency) 24 hours 7 days a week for emergency facility problems, consult with the Director of Operations immediately, and provide appropriate follow-up., • Knows the physical facility's contractual requirements, including the kitchen, as is required by appropriate funding sources. Report to the Director of Operations/Program Director when the facility is near or has lapsed in any of these areas., • Identify and follow through with all preventative maintenance needs such as seasonal facility needs, i.e., servicing boilers, replacing air conditioning filters, building winterization, fire extinguisher, and smoke detector needs and/or replacement., • Works safely, using all appropriate health and safety precautions when performing tasks., • Works as a team member with all coworkers., • Attends supervision, meetings, and training as assigned., • Performs all other duties as assigned.
