Job DescriptionSalary: 125K-160K Reports To: General Superintendent and Construction Executive FLSA: Exempt JOB SUMMARY: The Superintendent is responsible for all aspects of jobsite management, including staffing, scheduling, and subcontractor relations. This role oversees the project throughout its lifecycle, from award to completion, ensuring that all construction activities are executed in accordance with project plans, specifications, safety regulations, and quality standards. The Superintendent will professionally represent the company and effectively support strategic initiatives while fostering positive long-term relationships with all business partners, including ownership, design professionals, and subcontractors. This position is critical for ensuring the quality and timely delivery of projects while maintaining a strong focus on safety, environmental compliance, and budget management. REQUIREMENTS AND QUALIFICATIONS: Core Duties / Responsibilities: The Superintendent provides overall supervision and support to the jobsite, subcontractors, and field staff to ensure high quality and timely delivery of the project. Coordinate subcontractors in schedule development to facilitate accurate planning and execution. Host and/or attend all trade pre-construction and coordination meetings to ensure alignment among all parties. Coordinate and host all on-site subcontractor coordination meetings to address project needs and challenges. Lead, implement, and enforce jobsite safety requirements and the companys Quality Assurance Program. Create and manage the project schedule, ensuring timely completion of tasks and effective coordination among team members and subcontractors, while communicating with the Project Manager to account for all key activities, impacts, delays, and changes. Responsible for jobsite documentation, ensuring that legal documents are prepared, distributed, and filed for record keeping. o Daily reports completed daily, documenting site activities, labor hours, materials used, deliveries, equipment used, inspections, safety incidents, delays and any other issues encountered. o Look-Ahead Schedules to be presented to project ownership o Quality Control Checklists and Inspections Safety Program Compliance and Weekly Inspections Storm Water Compliance Daily, Weekly and Post Event Inspections Daily Photo documentation of progress in Procore Responsible for maintaining an accurate and up-to-date set of working red-lined/as-built contract documents available to all on-site personnel. Manage all on-site field staff, including supervision of hourly craft and labor. Coordinate and manage tasks with consideration to cost and schedule constraints. Conduct reviews as directed by the Construction Executives or General Superintendents to ensure project alignment. Communicate manpower needs with as much advanced notice as practical to ensure adequate staffing. Responsible for the professional setup and maintenance of the jobsite, including: o Office trailer and site logistics o Required signage and marketing opportunities. o Housekeeping o Staging area o Fencing & Security Collaborate with the Project Management team to effectively manage procurement and delivery schedules, as well as change management processes. The Superintendent has direct authority over on-site field staff and will coordinate with Project Managers on critical project decisions. Coordinate with subcontractors on all contracted work to ensure compliance with project specifications and schedule. Additional responsibilities as needed. Education / Experience/ Training: High School Diploma or GED equivalent required. Preferred: Bachelors degree in Construction Management, Civil Engineering, or a related field. Experience: o A minimum of 10 years of experience in commercial construction is essential. o Preferred: Experience in managing large-scale projects or specific types of construction (e.g., multi-family, education, residential, commercial). Certifications: o Must maintain OSHA 30 certification (minimum) and complete any project-specific safety training as needed. o Participation in training for ASTA Scheduling and advanced scheduling theory is required. o Ongoing training for operational software to remain current is expected. o Additional Certifications: PMP (Project Management Professional) or equivalent certification is a plus. Skills Development: o Continuous professional development through workshops, seminars, or courses related to construction management, safety regulations, and industry best practices to be completed at a minimum of once annually. Knowledge / Skills / Abilities: Demonstrates strong knowledge of commercial construction and exceptional jobsite management skills; delivers on key projects and commitments through professional expertise and effective leadership abilities. Possesses detailed process & application knowledge relating to building codes, budget management, construction practices, project scheduling, and safety regulations, ensuring compliance and efficiency. Strong attention to detail and effective organization skills, ensuring accuracy in documentation and the ability to prioritize tasks across multiple projects. Demonstrates resilience in challenging situations while maintaining composure and focus to address unexpected issues effectively. Prioritizes safety by implementing and enforcing safety protocols, conducting training, and fostering a culture of safety on-site. Shows adaptability to changing circumstances, adjusting plans and strategies as needed to meet project goals in a dynamic environment. Engages in interactive communication, facilitating clear dialogue with team members, subcontractors, and stakeholders to ensure alignment and collaboration. Proficient in project management software and tools, enabling effective scheduling, tracking, and reporting of project progress. Capable problem solver with strong analytical skills to identify issues quickly and develop practical solutions to keep projects on track. Ability to effectively manage project budgets and financial resources, including contract management and negotiation skills. Strong interpersonal skills for effective collaboration with diverse teams, ensuring positive relationships and teamwork. Ability to conduct thorough site inspections and quality control assessments, ensuring all work meets established standards and specifications. Capacity for strategic thinking and long-term planning, anticipating future project needs and challenges for proactive management. VERTICAL SPECIFIC DUTIES: Oversee the construction of multi-story buildings, schools, multi-family residences, and commercial structures, ensuring compliance with design specifications and quality standards. Tracks and assesses production, related to the project schedule, of all trades/subcontractors and JHL crews. Formulates recovery plans for schedule impacts. Manage framing operations, coordinating the assembly of structural components to ensure accuracy and adherence to architectural plans. Supervise concrete placement for foundations, floors, and structural elements, ensuring proper curing and finishing techniques are applied. Oversee the installation of electrical systems, including implementing lockout/tagout procedures to ensure safety during maintenance and installation, while ensuring compliance with local codes. Manage drywall installation and finishing processes, ensuring quality workmanship and timely completion to facilitate subsequent trades. Coordinate painting and finish work, ensuring that all surfaces are prepared and finished to meet aesthetic and durability standards. Supervise the installation of mechanical, electrical, and plumbing (MEP) systems, ensuring proper installation and functionality within the building design. Conduct inspections of completed work to ensure compliance with safety regulations and quality standards, addressing any deficiencies promptly. Assist in the management of site logistics specific to vertical construction, including material handling and equipment placement to optimize workflow. Ensure compliance with all environmental regulations related to stormwater management, implementing necessary measures to control runoff during construction activities. Support the development of project-specific safety plans, ensuring that all vertical construction activities adhere to safety protocols and regulations. Facilitate the completion of punch lists specific to vertical construction, ensuring that all final touches and corrections are made before project handover.
