Job Description The Facilities and Equipment Maintenance Technician is responsible for performing a wide variety of maintenance, repair, and service tasks to ensure that all industrial, commercial, and multi-family residential facilities, equipment, infrastructure, and systems operate efficiently and safely. This role requires a strong understanding of building systems, mechanical aptitude, and the ability to troubleshoot and complete repairs within industrial, commercial, and multi-family environments such as mechanical rooms, office complexes, warehouses and apartment complexes independently or as part of a team. Key Responsibilities • Perform non-structural routine inspections, preventive maintenance walks, and repairs on building systems, including electrical, plumbing, HVAC, and lighting., • Respond promptly to maintenance requests and service calls to diagnose and resolve issues., • Perform general building maintenance such as painting, drywall repairs and patching, minor masonry, carpentry, ceiling, flooring, and door/hardware repairs., • Maintain and repair restrooms, fixtures, and minor plumbing systems (toilets, sinks, drains, valves, etc.)., • Assist with basic electrical repairs, lighting replacements, outlet troubleshooting, and switch replacements., • Support HVAC system upkeep including filter changes, thermostat checks, and reporting major issues., • Inspect and maintain building infrastructure such as roofs, gutters, mechanical rooms, and exterior ground areas., • Ensure safety standards and building codes are met in all maintenance and repair work., • Maintain accurate records of work performed, materials used, and preventive maintenance schedules., • Monitor and maintain inventory of tools, supplies, and replacement parts., • Provide emergency response and after-hours maintenance support when required., • Coordinate with outside contractors, vendors, and building management for specialized projects or repairs., • Assist in capital improvement projects, equipment installations, and facility upgrades as directed., • Adhere to company safety procedures and OSHA regulations at all times., • Extensive knowledge of building maintenance and current occupational hazards, including building codes, and regulations applicable to the maintenance profession. Qualifications • High school diploma or equivalent (technical or trade school training or certification preferred)., • 3+ years of experience in building maintenance, engineering, facility services, or related technical trades., • Strong knowledge of basic plumbing, electrical, HVAC, carpentry, and basic structural systems., • Experience troubleshooting large mechanical systems, pumps, air handlers and furnaces is preferred., • Able to work extended/flexible hours (e.g., nights/weekends on call), • Demonstrated ability to lead multiple projects and tasks simultaneously; organize and prioritize work assignments., • Vendor management, escorting vendors, documenting vendor work, supporting clients with client move ins and move outs., • Ability to use hand and power tools safely and effectively., • Superior problem-solving skills and attention to detail., • Ability to read and interpret blueprints, schematics, and work orders., • Excellent time management and communication skills., • Proactively communicate with clients, peers, management, vendors, contactors, and tenants., • Detailed record keeping on work orders, material management, labor tracking, tool management, and customer follow up., • Occasionally required to lift or move items weighing up to 50 lbs, with or without assistance., • The position involves periodic physical work including without limitation, standing, bending, or kneeling for reasonably necessary periods of time, climbing ladders, working off arial/scissor lifts at heights or in confined spaces as needed., • The position may involve working in a variety of indoor and outdoor environments, including storage areas, outdoor structures, mechanical rooms, basements, or unconditioned spaces. Preferred Certifications • OSHA 10 or 30, • Electrical, Plumbing and or Electric License (where applicable), • Forklift or Aerial Lift Certification, • EPA Section 608 (Refrigerant Handling) Certification, • Building Operator Certification (BOC) or Facilities Maintenance Technician Certification preferred, • Ridgepoint Facility Services is willing to sponsor anyone that doesn't have their OSHA 10 or 30 hour certifications.
