Job Description Position: Commercial Maintenance Technician Location: Milpitas, CA Shift: 1st Shift: Monday – Friday: 8:00am to 4:30pm Employment: Contract to Hire Pay Rate: Competitive, based on experience Job Description: We are seeking a skilled Commercial Maintenance Technician to support a portfolio of commercial properties within an assigned geographic territory. This is a field-based role that includes a company vehicle, tools, and daily local travel between sites. The ideal candidate is a hands-on, solutions-driven facilities professional with experience in preventive maintenance, corrective repairs, troubleshooting building systems, and general facility services. You will play a key role in ensuring properties remain safe, fully operational, and maintained to high standards while delivering excellent customer service to on-site stakeholders. Key Responsibilities: • Perform preventive, predictive, and corrective maintenance across commercial properties., • Complete assigned work orders accurately and efficiently using mobile technology (tablet/smartphone)., • Conduct general building repairs including:, • Minor plumbing repairs (toilets, faucets, flush valves, sensors, clogs), • Basic electrical repairs (fixtures, switches, outlets, bulbs, ballasts — in compliance with state regulations), • Carpentry and drywall repairs, patching, finishing, and painting, • Maintenance of walls, floors, doors, and building finishes, • Support routine maintenance of HVAC, mechanical, and building systems., • Conduct service inspections and asset assessments., • Generate service reports, upload quality inspection photos, and document completed work., • Communicate proactively with clients and internal teams to ensure high customer satisfaction., • Maintain compliance with OSHA, company safety policies, and regulatory standards., • Attend safety meetings and complete required compliance training., • Provide estimates for larger repair projects when needed., • Manage materials, supplies, and expense documentation., • Travel locally between properties on a daily basis. Required Skills / Education: • High School Diploma or equivalent required., • 2–5 years of experience in commercial facilities maintenance, building maintenance, or property maintenance., • Working knowledge of multiple trades, including:, • Electrical (basic, non-licensed scope), • Plumbing, • Carpentry, • Painting, • HVAC systems, • Experience troubleshooting mechanical, electrical, and plumbing (MEP) systems., • Ability to read and interpret work orders, safety procedures, and technical manuals., • Proficiency with mobile work order systems and basic Microsoft Office (Outlook, Word, Excel)., • Valid driver’s license with a clean driving record., • Strong customer service and communication skills., • Ability to work independently and manage time effectively in a field-based role., • Commitment to safety, compliance, and high-quality workmanship.Preferred:, • Trade certifications or vocational training in HVAC, Electrical, Plumbing, or related fields., • Experience in commercial property services or facilities management environments.
