Job Description Job Summary The Facilities Technician role is responsible for activities related to the maintenance, inspection, repairs, and documentation of multiple plant facilities systems to support the safe and efficient operation of the Plant. These systems include fire suppression systems, comfort heating/cooling HVAC, process HVAC, steam systems for heating, plumbing systems, buildings, and grounds. These activities are to be performed in adherence to Plant as well as local and regional policies, procedures, and regulations, in accordance with industry recognized best practices. The Facilities Technician in this role will be skilled and/or have experience in the following disciplines: comfort HVAC, industrial HVAC, steam systems, plumbing, electrical, masonry, structural. Key Areas of Responsibility • Working under the direction and supervision of others, perform routine inspection, preventative maintenance, and repair on any of the following operating systems: Fire Suppression Systems, Comfort Heating/Cooling HVAC, Process HVAC, Steam systems, Plumbing systems, buildings, and grounds., • On Call response to Plant Fire Alarms, and other emergencies related to facilities systems., • Perform Fire Suppression Systems inspections and tests. Document results and coordinate repairs as needed., • Read work orders or blueprint drawings or P&ID's to understand the issue and to determine required repairs., • Assist in the repairs to steam valves and steam traps on building heating systems., • Performs and supports snow removal operations, salting, shoveling, plowing, and available during all snow events., • Complete data entry into the work order system as required., • Commitment to annual Plant shutdown activities requiring consecutive days of work of extended working hours, • Maintains a thorough working knowledge of, and performs work activities according to established practices, procedures, programs, and codes., • Prepares and maintains related reports, logs, records, and historical data, as assigned., • Recommends changes to existing maintenance methods, procedures, predictive maintenance, and applications to improve overall Plant activities. -May provide direction and guidance to other Services technicians or craft., • Assists in maintaining necessary tools, equipment, spare parts associated with the maintenance of the Plant Facilities and systems., • Perform rigging as necessary in support of the movement of equipment and materials., • Maintains a thorough working knowledge and adherence to Plant Safe Practices, Lockout Tagout procedures, etc., • Prepares and assists in the preparation and revision of detailed training, programs, procedures, and PMs for Facilities Maintenance., • Recommends to Facilities Maintenance supervision the termination of any maintenance activity, which is not being carried out per applicable procedures, specifications, regulations, requirements, or accepted practices., • Recommends to Facilities Maintenance supervision the termination of any activity, which jeopardizes personnel safety, equipment safety, or continued plant operations., • Required to participate in significant outages, when assigned, by performing a designated outage position, and maintaining required training qualifications. An outage assignment may involve shift work and/or working extended hours., • Working Knowledge of HVAC Heating/Cooling systems, troubleshooting, inspection, and repairs, • Working knowledge of Plumbing system troubleshooting, inspection, and repairs, • Working knowledge of Carpentry and Structural Repairs, • Working knowledge of Fire Suppression Systems (Dry systems, Wet systems, Deluge Systems) helpful but will train, • High level of organizational skills required (Maintain Plant Annual Certifications regarding Fire Suppression Systems), • Forklift License required, or ability to obtain Forklift License, • High school graduate/GED, • Post-secondary certificate in HVAC, Plumbing, Carpentry, Masonry a plus, • Ability and proficiency in using hand tools, power and shop tools, torque wrenches, torches, etc., • Mechanical — Knowledge of machines and tools, including their designs, uses, repair, and maintenance/bridge port-Lathe experience a plus, • Safety and Security — Knowledge of relevant equipment, policies, procedures, and strategies to promote safety, • Equipment Maintenance — performing routine maintenance on equipment and determining when and what kind of support is needed, • Repairing — Repairing machines or systems using the needed tools, • Troubleshooting — determining causes of equipment issues and appropriate repair strategy, • Critical Thinking — using logic and reasoning to identify the strengths and weaknesses of alternative solutions, conclusions, or approaches to problems, • Equipment Selection — determining the kind of tools and equipment needed to do a job, • Ability to work independently, motivated, well organized, • Communication and information sharing to ensure safe working conditions, • Tasks performed are exposed to all weather conditions., • Require the usage of personal protective equipment (PPE) and may take place in confined spaces., • Duties involve frequent walking, standing, lifting, pushing, pulling, and carrying objects up to 50lbs., • Climb stairs and ladders to heights of 120 feet., • Turn valves, move handles, work overhead., • Support TRT's annual shutdown The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. Tasks may take place in both extremely cold and extremely hot work environments. Periodic potential exposures to hazardous chemicals/conditions exist in this position, and training is mandatory. The work schedule may periodically rotate and may include duties on holidays and weekends. Uniforms are provided and as well as footwear allowance.
