Job DescriptionSalary: $70,000-$85,000 Job Title: Senior Manager, Homeowners Association Management JOB DESCRIPTION: As a Senior Property Manager at a Homeowners Association management company, you will oversee the operations of multiple Homeowners Associations, a portfolio of properties which will include Condominium Associations. This role involves strategic leadership, ensuring financial performance, compliance with regulations, and high levels of resident and board satisfaction. You will manage teams, handle complex issues, and focus on preserving property values while fostering community engagement. The position requires a blend of operational, financial, and interpersonal skills, and involves responsibility for portfolios and team leadership. Key Responsibilities: You will handle a wide range of duties, which can vary but generally include the following: • Operational Oversight: Oversee daily operations across multiple Association communities, conduct regular property inspections to identify maintenance needs, violations, supervise projects like landscaping and repairs, and ensure properties are well-maintained to preserve appearance and resale value., • Financial Management: Prepare and manage budgets, negotiate contracts with vendors (e.g., for trash removal or maintenance), monitor financial performance (e.g., budget vs. actual net operating income), and review financial statements at Board meetings., • Compliance and Risk Management: Ensure adherence to Association Declarations, Rules, bylaws, and relevant laws, resolve violations or complaints, and manage risks associated with the portfolio. Facilitate amendment of documents based on best practices and legal counsel., • Communication and Relations: Act as the primary liaison for Association boards, residents, and vendors, providing a high level of service including timely and complete resolution of board members and residents concerns and requests; prepare for and facilitate after hours Board and Member meetings, address inquiries and conflicts, onboard new residents, and build positive relationships to promote community satisfaction., • Team Leadership: Lead and develop board members, committees, vendors, and maintenance staff, provide feedback, set expectations, and foster a culture of accountability and growth., • Administrative Tasks: Maintain accurate records (e.g., meeting minutes, work orders) using digital platforms, help resolve disturbances, and ensure compliance with laws., • Strategic Planning: Own strategic planning for the portfolio, including scheduling meetings, preparing scopes of work for various projects, obtaining proposals from vendors, creating proposal comparison spreadsheets, prioritizing initiatives, and enabling team success to align with company goals. Qualifications and Skills: • Experience: At least 1-5 years in residential or community association management, with proven experience managing portfolios of multiple communities., • Certifications: Preferred certifications such as Certified Manager of Community Associations (CMCA) or Association Management Specialist (AMS)., • Education: A bachelor's degree in business, real estate, or a related field is often beneficial, though not required., • Skills: Strong organizational, communication, problem-solving, and interpersonal abilities; proficiency with digital management platforms; ability to multitask and handle conflicts; knowledge of relevant regulations (e.g., fair housing laws or state-specific Homeowners Association statutes) and local municipality statutes., • Other Attributes: Proactive mindset, team-oriented approach, attention to detail, and comfort with technology. Role requires flexibility for evenings or on-site presence. QUALIFICATIONS REQUIRED: • Strong computer proficiency. Aptitude with third party software and integrated apps. Extensive working knowledge of Microsoft Office Applications. Computer power user., • Effective composition skills required for writing letters, detailed community announcements and drafting policies., • Effective time management and organizational skills and the ability to perform with a sense of urgency while adhering to multiple timelines., • Ability to read, analyze, and interpret technical procedures., • Must be able to lift 25 lbs., • Must be able to work at a computer for extended periods of time., • Must be able to stand for extended periods of time., • Ability to work extended hours based on project requirements., • Bachelor's degree, or equivalent experience., • Valid drivers license., • Ability to respond to emergency calls in a timely manner., • Ability to speak and listen continuously.
