Key Job Responsibilities • Perform routine proactive maintenance., • Troubleshoot industrial equipment, mechanisms, mechanical systems and electrical circuits., • Perform service, maintenance, repair and installation on Commercial Doors, Loading Docks and general warehouse equipment., • Provide information and recommend services to the Sales team., • Manage work orders (paper and digital) for each job in a timely manner., • Perform hazard assessments and maintain a high standard of safe work practices and quality control., • Follow company and OSHA safety rules and guidelines. Job Description Reports to: Field Service Manager Cooperates with: All Departments Primary Responsibility: This position is responsible for supporting customers with on-site service, technical support, and on-site training. Primary functions of this position are commissioning new SCR equipment; preventive maintenance, troubleshooting and repair of existing SCR equipment; and telephone customer support. The Field Service Technician also prepares reports documenting the work performed and the performance of the equipment. The Field Service Technician typically works in a non-smoking environment. Specific Duties and Responsibilities: • Commissioning the total system scope supplied by MIRATECH on new installations, • Perform routine maintenance and service on existing products, • Provide telephone support to customers including troubleshooting and replacement parts identification, • Site coordination and project meetings, • Post-commissioning customer training on operations and maintenance, • Daily reports to customers and internal staff while in the field, • Follow up customer calls after service work completion, • Keep up-to-date on company products and services, • Plan own work schedule efficiently, • Maintain test equipment and special tools calibration Qualifications: • Working knowledge of industrial instrumentation & controls including analog transmitters, temperature/pressure measuring devices, PID controls., • Proficiency with AC and DC Circuits including Relay Logic, • Sharp analytical mind with an interest in engines, controls, and emissions, • Enthusiasm to learn and become an expert, • Demonstrated ability to make independent decisions and work in a loosely structured environment, • Excellent organizational and time management skills; able to juggle multiple priorities and deadlines, • Excellent problem solving skills, • 60 - 75% overnight travel - with higher concentrations during peak seasons., • 0-4 years prior field service technician experience or equivalent knowledge, skills, and abilities., • Excellent communication and interpersonal skills. The General Service Technician is responsible for performing basic routine vehicle repair and maintenance services in accordance with company standards and manufacturer specifications. This position is expected to deliver exceptional 5 Star service to our guests, through effective communication of vehicle issues and proposed solutions while ensuring that guest expectations for time commitments and quality are consistently met. Additional compensation based on performance Responsibilities: * Accurately perform basic vehicle services and repairs effectively and efficiently in accordance with Monro standards of operation. * Tire Services – perform wheel removal, balancing, patch/plug repairs, changing, mounting, installation and TPMS service and repair. * Vehicle Services – perform lubrications, oil changes, basic maintenance (e.g.: bulb, wiper blade and filter replacements, etc.), battery testing and installations. * Consistently complete Monro’s Courtesy Inspection process, on every guest vehicle, identifying, documenting, and communicating additional needed services and repairs. * Assist in inventory management to include pulling tires and parts, unloading and stocking inventory. * Assist with all general store duties, ensuring the store is in excellent condition and maintained to Monro standards for cleanliness and consistently in guest ready condition. * Consistently perform service(s) in accordance with Monro’s safety standards including but not limited to Monro’s Wheel Torque, Oil safety and compliance procedures. * Test drive vehicles in accordance with Monro’s Road Test policy, including consistently utilizing our dedicated test drive routes, while observing all local traffic and safety laws. * Understand and adhere to company policies and procedures, Governmental standards including environmental codes and ANSI/OSHA standards. Oversees the management of all site staff inclusive of facilities maintenance. Essential Duties / Responsibilities: • Responsible for the leading, directing, monitoring, assessing, recommending, inspecting, and evaluating all Marketing, Leasing, Maintenance, and Office initiatives and staff., • Provides clear written and oral direction to and supervises staff; conducts all personnel management functions. Typically oversees a team consisting of an Assistant Property Manager, Maintenance Director, and Maintenance Technician., • Ensures staff members fulfill the company’s standard operating procedures, policies, and successful job performance; coaches staff to make necessary improvements; holds staff accountable for poor performance., • Reviews all rental applications and lease forms for accuracy and compliance with resident policy., • Preparation of the property's annual budget - works directly with Regional Manager and Property Accountant., • Monitors budget performance and reports variances from budgets., • Responsible for the collection of residents' rent payments; expense management; monthly financial accounting; reporting; and explanation of variances., • Reports payroll information to the Corporate office / Human Resources on a timely basis., • Supervises inventory of all equipment and supplies and property's petty cash funds., • Works with Regional Manager to maximize NOI and ensures company's goals and objectives are aligned with property operations., • Creates and drives new revenue streams to achieve and exceed goals and objectives., • Ensures rent collection programs are administered consistently to ensure revenue is collected within standards., • Receives and resolves resident complaints with effective communication and diplomacy; maintains resident complaint log and seeks assistance from Regional Manager when needed., • Manages move-ins and move-outs as site activity requires and ensures proper communication with all site staff to ensure proactive and cohesive operations., • Evaluates and approves decisions for physical repair, replacement, and/or improvements consistent with capital improvement plan., • Selects and monitors third-party vendors; communicates and ensures work is performed as expected., • Conducts regular weekly individual meetings with department heads and maintains notes of discussion topics., • Hires and terminates employees in accordance with established guidelines.
