Job Description Title Leasing Specialist Summary Mid-Atlantic developer Questar is setting a new standard of luxury living in Hanover with the introduction of Dorsey Ridge Apartments – a tranquil neighborhood landscaped with manicured greenery and meandering pathways, that offers a full-time concierge and unparalleled amenities, just minutes from Ft. Meade, Arundel Mills Mall, BWI Airport, and countless shopping and dining options. Questar is seeking a Leasing Professional to join the team of this 561-unit unique luxury community. This position reports to the Leasing Manager and is responsible for coordinating the leasing, marketing and customer service strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents and providing resident satisfaction throughout the term of the lease. Essential Duties and Responsibilities • Lease apartments to prospective residents, • Develop, cultivate and maintain exceptional customer service relationships with prospective and current Dorsey Ridge residents, • Respond to all leads received via internet, text, email or telephone. Ensure follow-up telephone calls, texts and emails to all qualified prospective residents are per company guidelines, • Greet prospective residents and conduct property tours to close all qualified prospective residents, • Record traffic and leasing activity in designated database, • Collect all documents, data and information necessary to qualify applicants and notify applicants of file approval or denial, • Generate lease paperwork for all new move-ins, collect monies due at move-in, assemble and distribute move-in packages, administer and ensure smooth execution of new move-in experience, • Assist Leasing Manager in the execution of established Leasing policies and procedures, • Conduct new move in orientations as per company guidelines, • Update and keep current all resident databases including but not limited to Yardi, CRM, and RentCafe, • Stay abreast of market trends as well as competitor rents and occupancy, • Respond to resident requests and resolve concerns as needed, • Monitor occupancy and availability of units, • Assist in both on and off-site marketing programs that include, but are not limited to, outreach and marketing to brokers, preferred employers, referral programs, etc., • Responsible for resident retention efforts including the arrangement of and participation in resident-based social events, • Make sure the leasing and hospitality areas are attractively decorated and that fresh coffee and other refreshments are always available, • Walk the entire leasing tour route to make sure all common areas are in pristine condition, • Conduct regular inspections of model and vacant units to identify areas in need of cleaning or maintenance and items in need of repair, • Review all property signage to ensure it is in market ready condition, properly lighted and visible to street traffic, • Comply with local and federal Fair Housing Standards, • Must be available to work on weekends, • Wears the required uniform and maintains a professional appearance at all times, • Excellent listening, verbal and written communication skills, • Superior attention to detail, organizational and follow-up abilities, • Strong customer service skills, • Ability to multi-task and adapt to changing priorities, • Self-motivated, proactive and deadline oriented, • Ability to interact effectively with residents, vendors and employees at all levels of the Organization, • Patience and the ability to react to stressful situations in a professional manner A valid High School diploma is required. Computer skills including MS Office (Outlook, Word, Excel), internet, social media (Facebook, Twitter, Instagram, etc.) and Yardi suite of software. Compensation Parameters Compensation for this position will be determined by experience and skill level.
