Job Description Project Manager Location: Anaheim, CA or Las Vegas, NV Schedule: Full-Time | In-Office with Job Site Visits Industry: Specialty Contractor | Metal Stud Framing | Drywall | Exterior Systems | Commercial Construction Presented by: Peak Experience About the Opportunity Peak Experience is representing an opportunity for a Project Manager with a well-established specialty construction firm supporting complex commercial projects across Southern California and Nevada. This role is built for someone who understands specialty construction, field production, cost control, value engineering, and client-facing project management. The Project Manager will oversee assigned projects from startup through closeout, with responsibility for schedule, budget, procurement, field coordination, customer communication, and financial performance. The Role The Project Manager is responsible for managing projects from inception to closeout while keeping work on schedule, within budget, and aligned with customer expectations. This person will work closely with Operations Managers, Superintendents, Foremen, General Contractors, vendors, subcontractors, and internal project teams to manage cost, production, documentation, procurement, and client communication. The right candidate is proactive, financially disciplined, comfortable with field-hour availability, and able to manage projects with urgency instead of reacting after problems surface. Project Scope This team supports a wide range of interior and exterior specialty construction scopes, including: * Interior and exterior metal stud framing * Gypsum board systems * Acoustical ceilings * EIFS * GFRG and GFRC * Fireproofing * Insulation * Plaster finishes * Exterior panelization * Theming * Painting * Fiber reinforced panels * Prefabrication and construction coordination Project sizes may range from smaller scopes around $50K to large projects up to $20M. Depending on project size, the Project Manager may oversee 2–6 active projects at a time, with total project responsibility commonly ranging from $8M–$14M. What You'll Do * Manage assigned construction projects from startup through closeout. * Review contracts, plans, specifications, scope, schedule, and project requirements. * Develop project plans using action lists, schedules, budgets, and job cost information. * Verify or complete takeoffs to support working budgets, value engineering, quantities, and production assumptions. * Obtain material pricing, write and execute subcontracts, purchase agreements, and purchase orders. * Generate, track, and manage submittals, RFIs, change documentation, and project correspondence. * Coordinate kickoff and job start meetings with project teams. * Communicate project scope, goals, budgets, production assumptions, and execution plans. * Manage projects proactively with urgency and forward movement. * Review and modify schedules, sequencing, long-lead procurement, manpower needs, and material orders. * Attend project meetings, document key issues, and communicate action items. * Keep Operations, field leadership, and internal stakeholders informed of project status, risk points, and next steps. * Oversee field production in partnership with Superintendents, General Foremen, and field teams. * Monitor labor productivity, crew planning, materials, tools, equipment, and site readiness. * Support safety planning and onsite safety execution with field safety teams. * Manage job setup, budgets, cost reports, billing, cash flow, and financial forecasting. * Prepare and price change orders, extra work authorizations, and scope changes. * Analyze job cost reports weekly and address issues tied to execution, reporting, budget, or projected cost at completion. * Prepare schedules of values and support requisitions for billing. * Maximize gross profit margins, timely billings, collections, and project cash flow. * Maintain customer relationships and communicate clearly around project needs, issues, and solutions. * Support process improvement, customer relations, and business development through strong project execution. What We're Looking For * Project management experience in commercial construction, specialty construction, framing, drywall, exterior systems, or related subcontractor environments. * Experience managing large union-scale projects is strongly preferred. * Background with interior/exterior specialty finishes, framing, drywall, panelization, plaster, EIFS, or related scopes is highly valued. * Strong understanding of construction materials, means, methods, sequencing, and field production. * Ability to read and interpret drawings, specifications, schedules, contracts, and project documentation. * Strong financial ability, including budgeting, forecasting, job cost tracking, change orders, billing, and margin protection. * Comfortable being the main point of contact for financial and contractual project issues. * Strong communication skills with customers, vendors, field teams, employees, and internal leadership. * Able to manage multiple active projects without losing track of cost, schedule, documentation, or client expectations. * Proactive approach to cost management, value engineering, and change order control. * Willingness to be available during field hours, including early morning communication when needed. * Practical, accountable, team-oriented style with long-term growth intent. Preferred Background * Experience with large specialty subcontractors or self-performing commercial construction firms. * Prior work with union labor environments. * Experience managing projects for hospitality, education, tenant improvement, multifamily, public, or private commercial clients. * Strong understanding of proactive cost control, forecasting, and project financial health. * Experience managing projects from start to finish. * Background with firms performing drywall, framing, plaster, exterior systems, or related specialty scopes. * Ability to handle projects with a combined value of roughly $8M–$14M. Project Managers are expected to be present in the office and available during field hours. Calls may begin as early as 6:00 AM depending on project needs. There is schedule flexibility when deliverables are met, but this is not a traditional 8–5 role. Project Managers are also expected to visit job sites regularly, generally at least once per week. Southern California projects may range from Palm Springs to Northridge. Las Vegas-based projects may include work across Nevada. Compensation + Benefits Salary range is expected to be $100,000 – $150,000, with flexibility for a highly qualified candidate. Typical target compensation may fall around $130,000 – $135,000, depending on experience and alignment.
