Job Description Construction industry experience is required. Busy, high-end residential general contractor (including some commercial work) seeking a Project Lead / Estimator to own projects end to end — from estimating through signed contract, construction, and final project close-out. This is a job lead role for someone highly focused — you're holding fifty moving pieces across multiple active jobs at once, and nothing slips because the topic changed during the conversation. You own every project in your portfolio — every deadline, every document, every detail — from the day you receive a client's initial scope to the day the punch list is finished. You don't need to personally file every permit or pick up a hammer, but you need to know what's required, who should handle it, and where it stands. You're not anyone's supervisor, but the office runs around what your jobs need. WHAT YOU'LL OWN: Estimating Turn a client's initial scope into an accurate take-off and estimate, based on drawings and written scope. Price and prepare change orders as jobs evolve. Estimates go through ownership review before reaching the client. Review job-costing reports provided to you and address any cost variances with the owner against the estimate. Project Ownership Run assigned jobs start to finish — permits, subs, schedule, documentation, client communication — with a clean handoff if you're OOO. You're the primary point of contact for customers and subcontractors on your jobs, and you're in regular contact with the field — the onsite project manager and carpenter foremen — to stay current on progress and catch issues early. You report to ownership, with close, ongoing contact on approvals and project details as jobs progress. Compliance & Approvals Know what's required for every job — DOB, Landmarks, TPP, ACP, co-op or condo board approvals, and whatever else applies — and who's responsible for each filing, even when it's not you. Subs & Vendors Bid out trades with complete, accurate packages. Proof each bid against the job's scope, and decide who gets awarded the work. Through Close-Out Stay on top of the job through construction and own the punchlist to completion — the job isn't done until it's closed. You're the Right Fit If You... • Can hold multiple active projects at once and always know what needs attention next without being told, • Understand construction filings and compliance well enough to direct the process, even without filing everything yourself, • Write clearly — your documents often become the record a building or client relies on, • Own a job from first estimate to final punchlist, not just one phase, • Work well as part of a small team — sharing what others need to know, not just handling your own piece, • Keep a positive, can-do attitude when plans change or the day doesn't go as expected, and look for solutions rather than just flagging problems REQUIRED Experience • 5+ years of proven take-off and estimating skill — this is required, not a growth area, • 3+ years managing multiple active construction projects at once, each involving multiple trades running simultaneously, • Coordination with managing agents on renovation approvals, including understanding alteration agreements Also Required • Highly focused — able to track countless open threads across multiple active jobs without losing any of them, • Comfortable with plans, specs, and building/co-op paperwork, • Highly organized with strong written communication, • Reliable, punctual, professional Systems Xero, QuickBooks Desktop (reference), Microsoft Office, Google Drive/Sheets, Adobe Acrobat Pro POSITION DETAILS Schedule: Monday–Friday, 7:00 AM–4:00 PM Location: In-office in Yonkers, NY with periodic visits to job sites in Manhattan Status: Full-time We are a small company, which means this position has real responsibility and direct access to ownership. There are no bureaucratic layers. We need someone experienced enough to step in, understand what needs to happen, and become a trusted part of keeping the business running. \nCompany Description We’re a New York–based general contractor with a 40+ year track record of delivering high-end residential renovations. Job Description We are looking for an Asset Operations Analyst to support the day-to-day operations of our real estate portfolio and the reporting and research behind our investment activity. The scope is deliberately broad, spanning property operations, recurring performance reporting, and market research. You will work alongside a small, established team with direct visibility to ownership, which means meaningful responsibility early on. Prior real estate or investment experience is welcome but not required; we will train the right person. Who Thrives in This Role: You find the work before it finds you, and you close the loop on everything you touch. Much of this role is a steady stream of small follow-ups — a vendor who hasn't confirmed a schedule, a tenant waiting on an answer, a document still outstanding — and you stay with each one until it is genuinely resolved, keeping your manager informed along the way. You are just as comfortable switching from that kind of detail work to sitting down and building a clean, accurate report. You also read each detail against the backdrop of the bigger picture — the context behind a request, why a deadline matters, what the other party is actually after — and let that shape how you handle it. When something is unclear, you ask early rather than guess, and you retain the answer. With several open items competing for your attention, you sequence them sensibly and keep them visible. You work as part of a small team — you notice the gaps between roles and step into them before being asked. And because much of this work touches confidential financial and ownership matters, you handle sensitive information with discretion as a matter of habit. Responsibility Areas: • Support day-to-day operations across an assigned portfolio of residential and commercial properties, including maintenance coordination, tenant relations, vendor scheduling, and property inspections., • Track rent collection, follow up on delinquent accounts, and process property-related payments including taxes, insurance, repairs, and utilities., • Support lease execution, renewals, amendments, and terminations, and maintain accurate lease, vendor, and transaction records., • Maintain entity-level records for property-holding LLCs, including organizational documents and state annual report filings., • Identify operational and safety issues across the portfolio and follow through to resolution., • Prepare recurring reports on property performance, investment account activity, and cash and liquidity positions across entities., • Conduct market and comparable research to support acquisition, disposition, and asset performance reviews., • Build and maintain supporting schedules and financial models, including cash flow projections, cap rate and IRR analysis, and sensitivity scenarios, with direction from senior team members., • Support the investment team with recordkeeping for corporate, individual, trust, and GRAT accounts, and assist in coordinating documentation and reporting requests with financial advisors, lenders, brokers, attorneys, and account institutions. Minimum Qualifications: • Bachelor's degree (Business, Finance, Real Estate, Accounting, or a related field preferred)., • 2+ years of full-time professional experience. Real estate, property management, or investment experience is a plus but not required — we will train the right person., • Bilingual proficiency in English and Korean, including professional writing, verbal communication, and negotiation., • Strong Microsoft Excel and Google Workspace skills, with the ability to build and maintain accurate reports., • Demonstrated ability to work independently, prioritize competing demands, and manage multiple projects at once., • Excellent verbal and written communication, follow-up, and interpersonal skills with a professional demeanor., • Discretion and confidentiality in handling sensitive financial and ownership information. Preferred Qualifications: • Exposure to property management, real estate transactions, or investment operations., • Familiarity with QuickBooks and multi-entity (LLC/trust) recordkeeping., • Familiarity with AI-assisted tools (e.g., ChatGPT, Claude) for research, financial modeling, or document review. Work Hours: Full-Time (Monday – Friday, 8:30 AM – 5:30 PM) Benefits: At USP, we believe great work deserves great support. Our benefits are designed to promote your health, growth, and well-being: • Comprehensive medical, dental, and vision insurance, • Paid vacation, sick leave, and company holidays, • Performance-based bonus opportunities, • Employee recognition and years-of-service awards, • Education and professional development reimbursement, • Daily meal allowance, • Company-sponsored team lunches and dinners, • Fitness membership reimbursement, • Company-sponsored team-building and recreational activities, • Employee birthday gifts USP is an Equal Opportunity/Affirmative Action Employer — M/F/Disabled/Vets.
