Job Description Position Overview We are seeking a highly skilled and motivated Facilities Maintenance Technician III to join our team in the Greater Charleston, SC areas. This dynamic role combines hands-on repair and maintenance expertise with leadership and scheduling responsibilities. Utilizing our TradeWorx ITM mobile application, the ideal candidate will ensure quality execution, manage technician workflows, and maintain high levels of client satisfaction. Key Responsibilities Supervision & Scheduling • Coordinate and manage technician schedules via TradeWorx ITM for site visits, job completion, and quality control (QC) inspections, • Finalize and distribute the next day’s schedule by 5:00 PM daily, • Monitor production reports in TradeWorx ITM and resolve any critical issues, • Perform a wide range of general maintenance and repair tasks, including:, • Carpentry and general repairs, • Basic electrical work, • Basic plumbing, • Painting, • Roll-up door maintenance, • Minor parking lot and concrete repairs, • Independently execute complex tasks with strong problem-solving skills, • Lead field operations, interpret scopes of work, and support other technicians, • Maintain high productivity (2-5 WO/day), • Ensure quality control, with no more than 2 QC issues per quarter, • Complete 3 days of in-person training, including 1 day of safety training, • Oversee technician performance in TradeWorx ITM to ensure quality and consistency, • Provide hands-on support for tasks that exceed technician capabilities, • Conduct site visits to assess and quote complex projects, • Submit detailed proposals through TradeWorx ITM for client approval, • Source materials, obtain competitive quotes, and manage purchases to stay on budget, • Document all work orders and QC reports in TradeWorx ITM, • Communicate professionally with dispatch and clients to maintain strong working relationships, • Adhere to all safety protocols and maintain a clean, organized work environment, • Minimum 3 years of hands-on experience in general maintenance and repairs, • Valid driver’s license with a clean driving record, • Reliable vehicle (2019 or newer and under 150k miles; monthly stipend provided), • Strong troubleshooting and problem-solving abilities, • Proficiency with TradeWorx ITM or similar work order systems, • Excellent verbal and written communication skills, • Experience managing small teams or subcontractors, • Ability to work independently, prioritize tasks, and manage time efficiently, • Experience in commercial facility maintenance, • Advanced knowledge in carpentry, electrical, plumbing, or related trades, • Trade certifications (e.g., OSHA, HVAC, electrical), • Competitive salary based on experience, • Monthly vehicle stipend, • Full-time, stable employment with consistent hours, • 2 weeks of paid time off (PTO) and holiday pay, • Monthly healthcare stipend, • Opportunities for advancement and trade certifications, • Company-provided specialty tools, equipment, and uniforms Patriot Facility Maintenance, LLC is an Equal Opportunity Employer.
