Job Description We are a growing Florida-based construction company as an established specialty construction company. We are now expanding into broader commercial construction services, including demolition, multi-family units, industrial buildings, interior build-outs, renovations/additions, governement / county contracting; as well as high-end luxury residential projects. We are seeking a highly experienced HANDS-ON construction leader who can take projects and operations from concept through close-out and build this division into a best-in-class safety- construction business. Position Summary: Director of Construction / Senior Project Executive will be the key operational leader responsible for planning, directing, and overseeing all aspects of our expanding construction operations (commercial / demolition and luxury residential). This individual will effectively “ co-run the business” side of construction operations and will be accountable for driving project performance, profitability, quality, and client satisfaction. This role requires a hands-on, highly experienced professional (20+ years) who is deeply knowledgeable in preconstruction, estimating, subcontractor management, scheduling, budgeting, and project delivery. While the company will hold the General Contractor’s license, this person is expected to operate at a level equivalent to a senior construction executive. Key Responsibilities 1. Strategic Leadership & Business Growth Work directly with the Vice President to define and execute the strategic growth plan for increasing business and revenue • Commercial demolition, multi-family units, industrial buildings, interior build-outs, renovations/additions, governement / county contracting; as well as high-end luxury residential projects., • Identify new markets, client relationships, and project opportunities; support business development and proposal efforts., • Contribute to annual business planning, revenue forecasts, and profitability targets. 2. Project Lifecycle Management (Concept to Close-Out) • Oversee the full project lifecycle, including: 1. Concept / feasibility and early budgeting., 2. Preconstruction, design coordination, and value engineering., 3. Detailed estimating and competitive bidding., 4. Construction execution, including field coordination and quality control., 5. Project close-out, punch lists, commissioning, and client handover. • Work with owners, architects, engineers, and consultants to align scope, budget, and schedule from the earliest stages., • Ensure that all projects are delivered on time, within budget, and in accordance with contract requirements and company standards. 3. Preconstruction & Estimating • Lead the estimating process for commercial, industrial. multi-family and luxury residential projects, including:, • Quantity take-offs, pricing, and cost benchmarking., • Subcontractor and vendor solicitation, leveling, and selection., • Preparation of conceptual, schematic, and detailed estimates., • Provide value engineering options and constructability reviews to improve project feasibility and reduce cost/risk., • Develop and maintain historical cost data and unit pricing for future estimates. 4. Subcontractor & Vendor Management - with assistance of office staff: • Build and maintain a strong network of qualified subcontractors and suppliers across multiple trades and regions in Florida., • Prequalify subcontractors and vendors to ensure capability, financial strength, safety performance, and quality., • Lead subcontractor negotiations to achieve competitive pricing while maintaining quality and schedule., • Oversee subcontractor performance throughout the project; resolve disputes or performance issues quickly and effectively. 5. Contracting, Negotiations & Risk Management • Collaborate with leadership and legal resources to structure, review, and negotiate:, • Identify, manage, and mitigate project and contractual risks, including scope gaps, schedule risks, cost overruns, and claims., • Ensure thorough documentation of changes, RFIs, submittals, and meeting minutes to protect the company’s interests. 6. Operational & Financial Management w/ assistance from office staff: • Develop and manage project budgets, cost reports, and cash flow forecasts., • Track and report key performance indicators (KPIs) such as:, • Profitability by project., • Schedule performance., • Change order performance., • Safety and quality metrics., • Drive consistent use of project management software and tools for scheduling, documentation, and reporting in Procore., • Continuously improve processes to reduce waste, increase efficiency, and enhance margin. 7. Team Leadership & Culture • Help recruit, mentor, and develop project managers, superintendents, coordinators, and support staff as the business grows., • Set clear expectations, provide regular feedback, and foster a culture of accountability, professionalism, and teamwork., • Promote a safety-first, quality-driven culture on all projects., • Lead by example with integrity, transparency, and strong communication. 8. Client Relations & Reputation • Proactively manage client expectations and ensure a positive client experience from start to finish., • Address issues early and professionally to maintain strong relationships and drive repeat business and referrals., • Represent the company at industry events, meetings, and networking opportunities as needed. QUALIFICATIONS: • 20+ years** of progressive and verificable experience in construction management in Florida, with a strong track record in:, • Commercial construction ( demolition, multi-family units, industrial buildings, interior build-outs, renovations/additions, governement / county contracting; as well as high-end custom, large scale luxury residential, estate projects.)., • Proven experience managing multiple projects simultaneously from preconstruction through close-out., • Deep knowledge of:, • Construction means and methods., • Building codes and permitting in the state of Florida., • Subcontractor trades and sequencing., • Estimating and cost control., • Scheduling (e.g., critical path, fast-track projects)., • Demonstrated experience in:, • Negotiating contracts, subcontracts, and change orders., • Managing subcontractors and vendors., • Working with owners, architects, and engineers., • Strong financial and business acumen:, • Ability to understand P&L, job costing, and business performance metrics., • Excellent leadership, communication, and interpersonal skills., • Proficiency with construction project management and estimating software (e.g., Procore, Buildertrend, PlanGrid, Bluebeam, or similar). Preferred • Experience helping grow a construction division or company (start-up or expansion environment)., • Bachelor’s degree in Construction Management, Engineering, Architecture, or related field (or equivalent experience)., • Existing relationships with strong subcontractor and vendor networks in Florida.
