Job DescriptionSalary: Position Summary: We are currently looking for an experienced Real Estate Processor/Closer that can provide transactional support to our attorneys that are managing residential purchase/sale and re-finance closings. This role requires an understanding of title clearance, compliance with municipal and state requirements, and effective coordination with all parties involved in the transaction. This position supports attorneys in all stages of the real estate transaction process and serves as a primary point of contact for title companies, lenders, clients, government agencies, attorneys and realtors. Key Responsibilities: • Review real estate contracts for completeness, noting critical elements such as deadlines, closing cost credits, home warranty information, pest inspections, and post-closing possession terms., • Highlight and resolve contingencies, contract amendments, and escrow holdbacks., • Collect and review seller invoices and paid receipts for repairs or items agreed upon during attorney review., • Order title search packages and assist the attorneys in completing the exams., • Obtain and verify documents necessary to clear the title, including satisfaction and releases, hold harmless letters, or prior title policies., • Review county tax websites for up-to-date tax payment postings., • Complete direction to Convey, order Trustees Deeds and ALTA documents for properties held in land trusts., • Order property surveys, review results, and forward them to title clearance and the buyer's attorney., • Order homeowners association documents and provide them to the buyer's attorney., • Prepare documents required for city compliance, including statements of open accounts and documents for filing the deed. Handle transfer forms, stamps, and city inspection requirements., • Collect necessary documents to prepare the closing statement for seller figures, including payoff letters, judgments, surveys, HOA reimbursements, realtor commission statements, attorney fees, and other payments., • Prepare seller's closing documents, such as warranty/trustees deeds, bills of sale, affidavits of title, title closing documents, and power of attorney., • Prepare the closing statement with seller figures and forward it to the title company., • Schedule closing dates, times, and locations for buyers and sellers, coordinating with informal parties to the contract., • Review the closing file for completeness before handing it off to the seller's attorney for closing., • Collect checks post-closing and deliver them to accounting., • Scrub, scan, and close out files after receiving the Owners Policy on new files. Qualifications: • Associates degree in Paralegal Studies, Legal Studies, or a related field required- a Bachelors degree is a plus!, • At least 3 years of hands-on experience in real estate closings, with a strong track record in residential transactions., • Direct experience managing closings; ideally within a law firm or title company environment., • A solid understanding of Florida residential property closings., • Proven ability to independently manage full closing pipelines., • A Notary Public in the state of Florida. Required Skills: • Exceptional attention to detail and accuracy., • High-level communication and negotiation skills., • Ability to prioritize, self-manage, and resolve conflicts or transaction delays., • Strong ethics, discretion, and client-service orientation., • Proficiency in Smokeball, Perfect Practice or equivalent title/escrow platforms.
