Job DescriptionDescription: Stonebrook Exterior is a $73M+ commercial construction contractor headquartered in Lincoln, Nebraska, with regional offices in Denver, CO and Florida. We specialize in commercial roofing, architectural sheet metal, and masonry for clients across the country. Our NuCon division handles new construction projects across all divisions, ranging from institutional and industrial to healthcare and multi-family. We operate on EOS (Entrepreneurial Operating System) principles — clear accountability, defined metrics, and a culture of continuous improvement. We are growing aggressively and building a team of PMs who want to own their career alongside the company's trajectory. The NuCon Project Manager (PM) owns the full lifecycle of assigned commercial roofing and exterior construction projects — from estimating hand-off through final close-out and warranty. This is a builder role, not a tracker role. The PM is accountable for project profitability, schedule adherence, team alignment, and client relationships. PMs at Stonebrook are expected to lead with ownership, operate proactively, and drive continuous improvement on every project. This position works in direct coordination with Superintendents, Foremen, estimators, subcontractors, and GC/Owner teams. The PM is the primary point of accountability between field operations and company leadership. Pre-Construction & Project Setup • Lead estimating hand-off meeting - arrive prepared with a written question list covering scope gaps, schedule risks, and contract concerns, • Conduct an independent quantity take-off to verify estimate accuracy before committing to the control budget, • Review full contract documents: scope of work, specs, drawings, schedule, insurance requirements, and special provisions, • Identify and flag contract risk items (indemnification, Builder's Risk deductibles, BABA/compliance clauses) before execution, • Build a master project schedule covering submittals, material delivery, mobilization, phased installation, and demobilization, • Maintain and update the schedule weekly - escalate risks to the Director when milestones are at risk, • Coordinate with GC/Owner for access, sequencing, and milestone dates, • Own the full submittal process from assembly to approval — not delegated to admin support, • Verify that all submitted products match the SBE proposal, current specifications, and current drawings, • Include fastening schedules, warranty conditions, wind uplift calculations, and 'work by others' notations in shop drawing packages, • Complete full project buy-out before mobilization — materials, equipment, labor, and subcontractors, • Obtain a minimum of 3 competitive quotes for all major procurement; target 2–3% below estimate, • Buy out labor in coordination with the Superintendent — align production rate assumptions and crew sizing, • Build the project control budget within 2 weeks of project award — include 10%+ contingency on risk-exposed line items, • Review and update the control budget twice monthly (1st and 15th); report projected final margin to the Director, • Manage cost codes, invoice approvals through TimberScan, and certified payroll/WH-347 compliance where required, • Manage change orders proactively — identify scope changes in the field before they become margin loss, • Conduct a minimum of 2 site visits per week on active projects: document findings in CompanyCam, • Monitor Superintendent daily reports, production tracking, and crew daily logs for cost code accuracy, • Support field team on RFI resolution, material substitutions, and unforeseen conditions — respond within 24 hours, • Enforce SBE QA/QC standards; escalate warranty non-compliance issues immediately, • Own the full close-out process: punch list resolution, final billing, retainage collection, warranty submissions, and demobilization confirmation, • Complete a Lessons Learned review within 30 days of substantial completion — document findings in Smartsheet for division-wide learning, • Mentor Project Coordinators assigned to your projects — actively develop their skills toward PM-level competency Required • 5+ years of experience as a Project Manager on commercial construction or commercial roofing projects, • Demonstrated full lifecycle PM experience: pre-construction through close-out with P&L accountability, • Ability to read and interpret commercial construction drawings, specifications, and contracts, • Experience building project schedules and control budgets independently, • OSHA 10 or OSHA 30 certification (or ability to obtain within 90 days of hire), • Strong working knowledge of commercial roofing systems: TPO, EPDM, modified bitumen, metal panel, • Experience with Smartsheet for scheduling and project tracking, • Familiarity with EOS (Entrepreneurial Operating System) or similar accountability frameworks, • Architectural sheet metal or masonry project experience, • Multi-office or multi-state project management experience, • Experience with certified payroll, WH-347, and prevailing wage projects, • Competitive base salary commensurate with experience, • Performance-based incentive tied to project profitability, • Health, dental, and vision insurance, • 401(k) with company match, • Paid time off and company holidays, • Company vehicle pool or mileage reimbursement, • Company-provided mobile device and equipmentRequirements:
