Job Description Acadia (NYSE:AKR), headquartered in Rye, New York, Acadia Realty Trust (NYSE:AKR) is an equity real estate investment trust focused on delivering long-term, profitable growth via its dual – core and investment management – platforms. At the same time, we manage opportunistic and value-add investments through our investment management platform. Position Overview Acadia is seeking a Vice President of Investor Relations to build, lead, and operate the Company’s investor relations function. Reporting directly to the Executive Vice President and CFO, this is a high-visibility, senior role that will serve as the primary steward of how Acadia communicates its strategy, financial performance, and competitive positioning to public market investors, sell-side analysts, and the broader financial community. The ideal candidate is a seasoned real estate finance professional with a deep understanding of public REIT capital markets, a track record of building institutional investor relationships, and the experience and operational discipline build a best-in-class IR department from the ground up. This individual will work closely with the CEO, CFO, and senior leadership team to shape and deliver the Company’s investor narrative. Key responsibilities include, but are not limited to, the following: Department Leadership & Infrastructure • Build and lead Acadia’s investor relations department, including establishing processes, systems, and workflows that support a best-in-class IR function for a publicly traded retail REIT., • Develop and maintain the IR calendar, including earnings cycles, investor conferences, roadshows, and regulatory filing cadences., • Select and manage IR technology platforms (e.g., CRM, earnings call software, webcasting, targeting tools) to ensure institutional-quality operations. Investor & Analyst Engagement • Serve as the primary day-to-day point of contact for buy-side investors, sell-side analysts, and prospective shareholders; field inbound inquiries with accuracy and appropriate judgment., • Build and deepen relationships across the institutional investment community., • Plan, coordinate, and lead non-deal roadshows, investor conferences, property tours, and investor days, managing all logistics, materials, and on-site execution., • Develop and maintain a comprehensive investor targeting strategy, identifying under-penetrated institutions and coordinating outreach in partnership with the CEO and CFO., • Travel to 4–6 multi-day investor conferences per year, plus additional travel for property tours, roadshows, and other investor events. Earnings & Financial Communications Lead all aspects of the quarterly earnings process, including: • Draft and refine the earnings press release., • Prepare CEO and CFO scripts and Q&A preparation materials for earnings calls., • Manage all earnings call logistics., • Draft the Annual Shareholder Letter in partnership with the CEO, ensuring it reflects the Company’s long-term vision and strategic priorities., • Develop and maintain investor presentation materials, fact sheets, and other communications that clearly articulate Acadia’s investment thesis, portfolio quality, and competitive differentiation. Strategy & Market Intelligence • Monitor and analyze sell-side research, consensus estimates, peer company filings and communications, and broader REIT market trends; synthesize findings for senior management., • Track shareholder ownership changes through 13F analysis and other tools; maintain a current understanding of the shareholder base composition and evolution., • Provide ongoing intelligence to leadership on how the market is valuing Acadia relative to peers, including NAV analysis, implied cap rate assessments, and stock performance attribution., • Advise the CEO and CFO on investor sentiment, messaging strategy, and communication opportunities, serving as the Company’s voice to the market and the market’s voice to management. Governance & Compliance • Manage the IR section of the Company’s website, ensuring all disclosures, press releases, filings, and presentation materials are current and accurate., • Coordinate with Legal and Finance to ensure investor communications comply with SEC Regulation FD, NYSE listing standards, and applicable securities laws., • Support preparation of the Annual Report, proxy statement, and other public filings as they relate to investor-facing messaging. Required Qualifications • Bachelor’s degree required; MBA, CFA, or equivalent advanced qualification strongly preferred., • Minimum 7–10 years of experience in investor relations, equity research, real estate investment banking, or public REIT finance, with direct exposure to public capital markets., • Demonstrated experience in retail real estate or REITs, with a working knowledge of key REIT metrics (FFO, AFFO, NAV, cap rates, same-store NOI, leasing spreads, occupancy)., • Proven track record of building and maintaining relationships with institutional buy-side investors and sell-side analysts., • Exceptional written and verbal communication skills; ability to distill complex financial and operational information into clear, compelling narratives., • Strong financial modelling and analytical capabilities, including fluency in REIT valuation methodologies., • Advanced proficiency in Microsoft Office (Excel, PowerPoint, Word); experience with IR platforms such as Bloomberg, FactSet, Q4, or comparable tools, along with interest and experience working with AI technologies., • High degree of professional integrity, discretion, and sound judgment, particularly in managing material non-public information and Reg FD compliance., • Ability to travel to conferences, investor events, and property tours as required (approximately 20–25% travel). Preferred • Prior experience building or materially restructuring an IR department at a publicly traded company., • Existing relationships within the REIT-focused institutional investment community., • Experience working directly with C-suite executives on capital markets strategy and investor messaging.
