The Maintenance Technician I is responsible for maintaining the overall condition of the property, including, but not limited to exteriors, common areas, vacant units, floor care, and trash removal, as well as for the property surrounding the building(s), including litter pick-up, janitorial duties, sidewalk clearing, and snow removal in a safe, attractive, and comfortable condition. Performs preventative maintenance and corrective maintenance. Maintains relationships with current and prospective residents and any vendors working on site. The position reports to the Maintenance Supervisor (on properties with over 300 units) or the Property Manager (on properties with less than 300 units). Essential Functions and Responsibilities • Clean/restore recently vacated apartment homes., • Help maintain the cleanliness of the facility and grounds, • Change bulbs, locks/keys., • Must be able to install or assist with the installation of appliances, • Exterior/ Interior painting and caulking, light drywall repair, • Ability to physically manage painting, pressure washing, blower breezeways, and parking lots, • Walkthrough upcoming or newly vacant units to forecast repairs., • Walk completed units to create “punch” lists or quality control checklists., • Assist with the removal of trash or belongings in vacant units., • Perform quality control on all systems, appliances, and aesthetics (e.g., matching knobs, closet rods installed, blinds are the same color/style, etc.) to ensure the apartment meets move-in standards., • Assist in prepping units for painting by performing breakdown and put-back of electric and switch plates and other items as assigned., • Assist with the diagnosis and assist with minor and routine maintenance/repair, as directed, involving, but not limited to:, • Electrical and plumbing (including water lines), • A/C and heating systems (both electric and gas), • Electric and gas appliances (washers, dryers, stoves, ovens, refrigerators, water heaters, etc.) Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions. Key Responsibilities Logistics Management: • Coordinate and oversee the scanning, picking, and loading processes to ensure timely and accurate fulfillment of orders., • Ensure that all products are picked and packed according to specifications, with correct quantities, packaging, and labeling., • Manage the loading process to optimize truck space and ensure secure transport of goods., • Conduct regular inspections of outgoing shipments to verify the quality and integrity of products., • Perform random checks on scanning and picking procedures to ensure accuracy and compliance with operational standards., • Identify and resolve discrepancies, damage, or quality issues before shipment., • Serve as the main point of contact for customers regarding order status, delivery schedules, and any special requests., • Coordinate with customers to schedule deliveries, ensuring that timelines and requirements are met., • Address customer concerns or issues related to delivery schedules or product quality promptly and professionally., • Maintain accurate records of inspections, shipments, and quality control procedures., • Generate reports on logistics performance, quality control findings, and any issues for management review., • Work closely with warehouse staff, drivers, and management to ensure smooth operations and resolve any issues related to logistics and quality control., • Proven experience in logistics, warehouse operations, or distribution management., • Strong understanding of quality control processes and standards., • Excellent communication skills, both verbal and written, for interacting with customers and internal teams., • Ability to handle multiple tasks, prioritize, and meet deadlines in a fast-paced environment., • Attention to detail and problem-solving skills to identify and resolve issues promptly., • Proficiency in using logistics and warehouse management software., • High school diploma or equivalent (required)., • Associate’s or Bachelor's degree in Logistics, Supply Chain Management, or related field (preferred)., • May require occasional evening or weekend hours depending on customer needs., • Physical demands include standing, walking, and possibly lifting items up to 50 pounds.
