The Project Manager acts as an extension of an owner’s design, construction and maintenance staff overseeing the work of general contractors, designers and vendors on behalf of the client teams. The Project Managers responsibilities include full multi-site program delivery of ground up and remodel projects consisting of pre-construction services (bid, permit, schedule), construction oversight (construction, change orders, invoicing, punchlists), and project closeout. This is a remote based position with recurring travel on-site to project locations across Kansas, Oklahoma, and western Arkansas. Travel required (40-60%) on an as needed basis up to and including weekly site visits. Multi-shift work may be required to accomplish work in active retail locations to meet aggressive schedules. Essential Duties and Responsibilities: • Directs and coordinates the activities of field and vendor project team to ensure construction project progresses on schedule and within budget., • Examines construction documentation including drawings, schedules, and scopes to ensure completeness and accuracy., • Reviews bid results, specifications, test and progress reports, and other project information necessary to gain complete familiarity with the project., • Confirms and verifies permitting requirements related to the project or program., • Directly manages and monitors project work in the field., • Diligently manages change orders to projects., • Prepares and provides weekly status reports for projects., • Proactively communicates project related issues directly with internal Senior Project Manager, Project Executive, or Operations Director., • Follows established standards and procedures for project reporting and documentation., • Proactively identifies and solves or elevates project issues related to cost, schedule, safety, or qualify., • Represents Sevan and may lead in client update meetings., • Develops and maintains relationships with clients, potential clients, subcontractors and vendors to help develop new opportunities., • Bachelors degree in an accredited construction related program or equivalent; or, • 5-10 years related experience and/or training; or equivalent combination of education and experience., • Demonstrated skills in commercial multi-site program management., • Experience in multi-site, roll out projects, highly preferred., • Resides locally in SE Kansas or Tulsa, OK area, • Ability to travel on an as needed basis (40-60%) regionally across Kansas, Oklahoma, and western Arkansas, • 5+ years experience building and/or managing programs for restaurant, fast food, quick serve commercial projects. This role ensures the proper implementation of design plans, compliance with specifications, accurate tracking and timely project completion. Responsibilities may vary from project to project, but the Field Engineer always works closely with project managers, superintendents, subcontractors, and other stakeholders to facilitate smooth construction operations. Material Procurement • Coordinate all field deliveries. Ensure the crews are maintaining neat and orderly storage areas to maximize efficiency., • Review material submittals and ensure delivered materials are in compliance with approved submittals., • Collect and submit all delivery documentation for stored material billings, • Complete periodic review of material on site to ensure shortages do not delay production. Job Costing • Collect and submit field installation quantity tracking at least daily to ensure up to date LCPR (Labor Cost Productivity Reporting) data., • Review LCPR for discrepancies from budget, investigate items not in alignment to evaluate for potential improvements and accuracy. Management Responsibilities • Collaborate with designers and other contractors to resolve design or constructability issues., • Complete daily reporting and other required reporting promptly., • Assist Project Admin/Coordinator with field-related questions., • Work closely with Project Management in generation of RFIs, submittals and change orders., • Work with Project Manager and Field Supervisor to ensure all testing and quality reporting is completed in a timely fashion. The Payroll Administrator is responsible for the accurate and timely processing of payroll. This role ensures compliance with federal, state, and local regulations, maintains payroll and personnel records, and supports employees and management with payroll-related inquiries. The ideal candidate has extensive experience with construction-industry payroll, certified payroll requirements, benefits administration, and both in-house and third-party payroll systems.
