Learn more about us on LinkedIn or visit our website! What We’re Looking For MJW is seeking an enthusiastic and driven Property Manager to join our team. This isn't a just a desk job- were looking for someone who thrives in a collaborative environment. This is a hybrid role that blends hands-on maintenance work with day-to-day property management and resident operations. You’ll be just as comfortable turning a wrench as you are tracking budgets, coordinating vendors, and keeping our residents happy. The ideal candidate will have a strong maintenance or service technician background with the drive to learn the operational and financial side of property management. What You’ll Be Doing Resident & Tenant Relations • Foster strong relationships with residents, creating a positive and engaging community experience., • Address tenant concerns verbally and in writing promptly with a high standard of customer service., • Document and communicate with residents Systematically via CRM (YARDI), • Oversee move-in and move-out processes, ensuring lease compliance and smooth transitions., • Serve as the first point of contact for maintenance issues, providing timelines and status updates., • Implement resident retention programs and organize monthly resident events. Hands-On Maintenance & Repairs • Coordinate maintenance requests and ensure timely resolution to maintain property standards., • Maintain the appearance of the property and ensure repairs are completed if any., • Make sure follow ups are completed with work orders. Handle all emergencies with property, staff, vendors, residents, and property., • Perform routine and preventative maintenance across multiple trades: plumbing, electrical, HVAC, carpentry, painting, appliance repair, and drywall., • Address service requests such as lock repairs, drain unclogs, and other small repairs quickly and efficiently., • Source materials, track inventory, and coordinate with vendors for specialized work as needed., • Participate in on-call rotations and respond to after-hours emergencies to minimize property damage., • Clean and maintain common areas, outdoor spaces, walkways, and amenities like pools or landscaping as needed., • Source materials, manage inventory of supplies, and coordinate with outside contractors for complex or specialized repairs., • Review contractor work for quality and compliance with project requirements., • Conduct routine and preventive maintenance tasks across multiple trades: plumbing, electrical, HVAC, carpentry, painting, appliance work, and drywall repairs. Unit Turns (Make-Ready Process) • Oversee "make-ready" process: painting, cleaning, minor repairs, flooring swaps, and ensuring units meet company move-in standards., • Handle all aspects of preparing vacant units for move-in: painting, cleaning, minor repairs, and flooring replacement as needed., • Create and complete punch lists, schedule vendors when necessary, and conduct final inspections before move-in., • Ensure unit turns are completed within company policy timelines. Compliance • Conduct property inspections to ensure compliance with company policies, local, state, and federal regulations., • Adhere and ensure all policies and procedures are followed (Included but not limited to: Evictions, Leasing Standards, Move In/Out process, etc), • Conduct regular inspections of units, common areas, and building systems (fire alarms, hydrants, HVAC, etc.) to identify hazards or needed repairs., • Manage Section 8 & City Agency requirements on select assets., • Manage daily property operations, ensuring efficiency and adherence to company policies., • Conduct property inspections to ensure compliance with company, local, state, and federal regulations, • Work with the management team to develop and monitor property budgets., • Oversee rent collection, enforce lease policies, and reduce delinquency rates., • Implement asset management strategies to enhance property value and financial performance., • Communicate with supervisor on all items related to property. Attend weekly strategy calls., • Ensure the property meets the budgeted goals set. Manage expenses and the process of invoicing., • Weekly pricing calls to determine where rents should be given the market., • Meet quarterly metrics set for the property's delinquency, NOI, and occupancy goals., • Manage Section 8 & City Agencies on select assets Exposure & Work Environment Hybrid Role: Balance of in-unit, common area, and grounds work with office-based administrative tasks. Physical Activity: Frequent walking, standing, bending, and light to moderate lifting (up to 50 lbs) while performing maintenance duties. Indoor & Outdoor Work: Regular exposure to varying weather conditions during property walks, inspections, and outdoor maintenance. Maintenance Environment: Periodic work in mechanical rooms, attics, crawl spaces, and other confined areas; potential exposure to cleaning agents, dust, and construction noise. On-Call Responsibilities: Must be able to respond to after-hours emergencies, which may require travel to the property outside of regular business hours. Customer Facing Interaction: Daily communication with residents; periodic interaction with vendors, contractors, inspectors, and corporate leadership. Technology Use: Regular use of property management software (YARDI), email, and other digital tools to manage resident communications, work orders, and budgets. What You’ll Bring • Minimum of two years of experience in multifamily property management, maintenance, or a related field., • Strong tenant relations skills with a proven ability to maintain lease compliance and build resident loyalty., • Hands-on maintenance skills across multiple trades (plumbing, electrical, HVAC, carpentry, painting, etc.) and the ability to troubleshoot common property issues., • Proficiency in property management software (Yardi preferred) and comfort using technology for work order tracking, budgeting, and resident communications., • Excellent communication, organizational, and problem-solving skills., • Ability to work independently, manage competing priorities, and adapt to both administrative and physical demands of the role. Preferred but not required: • Bachelor’s degree in Business, Property Management, Facilities Management, or a related field.
