Job DescriptionSalary: $75,000 - $96,000 Annually JOB SUMMARY Project Manager II (PM2) is responsible for managing the planning, coordination, and execution of building envelope projects, including design, construction, inspection, and repair services. This role involves overseeing project lifecycles to ensure deliverables are completed on time, within scope, and to high-quality standards. As a PM2, you will work closely with cross-functional teams, including designers, engineers, architects, to align project objectives and deliver results that meet both client and business expectations. This role involves conducting site visits, preparing technical reports, managing risks, and providing clear and professional communication with clients and stakeholders. Strong organizational skills, a proactive approach to problem-solving, and the ability to work in a fast-paced environment are essential for success. WHAT YOU'LL DO Run Projects Lead small to mid-size building envelope projects (think roofing, waterproofing, cladding, and more) from kickoff to closeout, ensuring quality, timelines, and budgets stay on track. Be the Clients Go-To Act as the main point of contact on your projects, communicating progress, resolving concerns, and keeping relationships strong. Keep Financials Sharp Assist and sometimes manage project budgets, approve invoices, and work with internal teams to maintain profitability. Solve Real Problems Navigate the unexpected building challenges, site conditions, and client needs, with practical solutions and good judgment. If this sounds like you, here's a deeper dive into the role: JOB DESCRIPTION • Project Management:, • Develop and maintain project schedules, budgets, contracts, bids, resource plans, and reports with moderate supervision., • Manage all phases of building envelope projects, ensuring adherence to project timelines, budgets, and client objectives., • Coordinate project documentation, including technical reports, site observations, test results, and progress updates., • Conduct site visits to monitor and document progress, ensuring compliance with quality standards, building codes, and safety regulations., • Identify potential project risks or issues and assist in developing mitigation strategies., • Client & Stakeholder Communications:, • Serve as primary point of contact for clients, addressing project updates, minor issues, and planning needs with professional and clear communication., • Facilitate communication between internal teams, subcontractors, vendors, and stakeholders to ensure alignment of project objectives., • Lead or support client meetings, project reviews, and decision-making processes., • Quality Assurance & Risk Management:, • Identify and mitigate risks throughout the project lifecycle, ensuring timely resolution of issues., • Oversee inspections and quality control processes to ensure all deliverables meet technical and workmanship standards., • Maintain a focus on safety and compliance with all relevant regulations., • Technical Analysis and Documentation:, • Review and evaluate construction documents for code compliance and technical accuracy., • Prepare and maintain project documentation, including reports, presentations, and construction observations., • Assist with technical analysis and recommendations for materials, designs, and methodologies., • Technical Analysis and Documentation:, • Manage multiple concurrent projects while ensuring proper resource allocation and prioritization., • Maintain billable hours to meet company standards and track project efficiency. What Were Looking For: 35 years of project management experience in construction or building envelope consulting Working knowledge of roofing, waterproofing, cladding, insulation, and related systems Experience coordinating with clients, contractors, and internal teams Strong organizational, communication, and time-management skills Ability to manage multiple projects and stay on top of deadlines Familiarity with project management and CRM software (e.g., BQE Core, HubSpot) Bachelors degree in Construction Management, Architecture, or Engineering (preferred) WORKING CONDITIONS & PHYSICAL REQUIREMENTS This role is based in a professional office environment, but you wont be chained to a desk. Project Managers at J2 regularly visit job sites - its part of what keeps the work interesting. You should be comfortable with: • Traveling locally or regionally to job sites, • Performing site inspections in all types of weather - our work doesnt stop for rain or sun, • Navigating roofs, scaffolding, or elevated areas - yes, that may include climbing a ladder, • Occasionally entering tight or confined areas like crawlspaces or attics, • Lifting up to 50 lbs when needed (equipment, ladders, etc.), • Sitting at a desk and working on a computer when youre not in the field, • Using office equipment - computers, printers, phones, and project management software If you enjoy mixing field work with office time and being hands-on with the projects you lead, this role offers the best of both worlds.
