Summary: The Tier 1 IT Service Desk Analyst is the first line of support for day‑to‑day IT and Information Security operations across TransPecos Banks. Job Description JOB SUMMARY The Maintenance Technician reports to the Property Manager under the supervision of the Maintenance Supervisor and performs general maintenance and repair to ensure apartment units and other property facilities are in good working order. Handles service requests for repairs and improvements of vacant apartments to a market-ready status. DUTIES/RESPONSIBILITIES • Receives maintenance requests, prioritizes work orders, and handles each most efficiently, as directed by the Property Manager and Maintenance Supervisor., • Examines and diagnoses problems with heating, ventilation, and air conditioning units for property facilities. Essential Job Responsibilities: • Diagnose and repair problems in such areas as HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting/wallpaper, water features (pools, spas, etc.) and waste management systems., • Complete assigned service requests and repairs consistent with company operating and equipment/supply standards and in a safe and timely manner., • Perform turn-key work as required to ensure vacant apartment homes are rent ready in a timely manner., • Maintain customer service standards. Respond to resident requests and work with residents to minimize/resolve problems and complaints. Follow-through to ensure issue is resolved., • Apply all applicable Policies and Procedures such as, but not limited to, company operating and safety standards. Promote safe work practices among on-site staff., • Ensure compliance with all federal, state and local laws, specifically Fair Housing regulations, building codes and environmental laws and regulations., • Assist with organizing and prioritizing service requests and general maintenance tasks., • May drive company vehicle from community to social and other various destinations (only if required by community)., • May supervise the work of other associates and outside contractors as assigned., • Performs duties with a sense of urgency with a high level of accuracy., • Occasional weekend work for special events, snowstorms, or maintenance emergencies., • Responds to emergency and non-emergency call 24 hours a day, seven days a week, when you are On-call., • High school graduate or GED, • Must be age 18 or older, • 1-year experience in property management maintenance performing the duties associated with a Maintenance Technician., • Must possess valid driver’s license., • Handyman skill Knowledge, Skills, and Abilities Required • Promote teamwork in providing services to residents., • Able to frequently use general maintenance tools, supplies and equipment such as, but not limited to, hand tools, pressure washers, blowers, paint equipment, pool chemicals, ice removal equipment, ladders, landscaping equipment, sanders, and safety equipment., • Able to frequently handle and use chemicals and general cleaning supplies., • Able to keep an open mind and change opinions based on new information; performs a variety tasks and changes focus quickly as demands change; manages transitions effectively from task to task; adapts to customer needs., • Ability to be on-call as required by work schedule., • Able to multi-task competing priorities and perform in fast paced working environment., • Able to perform basic arithmetic skills such as measurement, addition, subtraction, multiplication, and division to do basic calculations and analysis such as estimating, determining averages and percentages, and totals., • Able to demonstrate a high level of service delivery, • Familiar with general cleaning procedures, • Willingness to learn and help others, • Enjoyment in working with older adults, • HVAC certification/ license Perks and Benefits: • Birthday & Anniversary PTO, • PTO accrual on Day ONE, • Referral Bonus, • Pay Advance Program, • Generous benefit offerings to include: Medical/ Dental/Vision/ Accident/ STD/LTD, • Employer paid Life policy, • Free meal during certain shifts
