Job Description Lead Engineer Roy Jorgensen Associates, Inc. (Facilities Management Division) is currently seeking a full-time Multi-site Building Engineer with 7-plus years of experience in a commercial environment with a specific focus on building systems including HVAC/BMS, electrical/generators, and fire/life safety. This is a hands-on technical job responsible for maintaining DOT office structures. You will be responsible for day‐to‐day operation, maintenance, and repair of building systems ensuring the facilities operatesafely, efficiently, and reliably. You will also play the lead role in technical interface with our client. Job Title – Lead Engineer Reports to – Facilities Manager Essential Functions & Responsibilities • Operate, maintain, and log all HVAC and MEP equipment, • Complete tenant service requests, and develop and maintain positive tenant relations through prompt, courteous response to tenant requests, • Perform preventive maintenance and repairs on HVAC equipment, plumbing and electrical systems, as directed by their supervisor. Duties include, but are not limited to changing filters, coil cleaning, greasing motors, replacing light bulbs & ballasts, inspecting/adjusting belts, and regular inspections of equipment, • Maintain computerized or manual equipment logs that detail preventive work performed., • Clean and paint equipment and surrounding areas relating to equipment and equipment rooms., • Maintain stock and inventory of parts and supplies, as needed., • Respond immediately to emergency situations and customer concerns., • Review elevator maintenance records and confirm elevator maintenance is performed per national agreement. Inspect condition of elevator machine rooms. Report any elevator deficiencies to their supervisor., • Assist with review of tenant improvement plans. Inspect active construction areas and confirm contractors are following all building rules and regulations. Co-ordinate fire alarm and sprinkler shutdown and drain downs with contractors as needed., • Coordinate all quarterly fire alarm testing and maintenance with building vendor., • Maintain and operate life safety/fire systems, • Perform carpentry and snow removal, if necessary., • Take meter readings on all meters and equipment as directed by their supervisor., • Perform minor repairs on doors, hardware, lock, windows, ceilings, and floors, • Troubleshoot, evaluate and make recommendations to upgrade maintenance operations and/or implement savings opportunities., • Possess competent knowledge of the use and care of tools and equipment used in facility and ground maintenance., • Inspect buildings, grounds and equipment for unsafe or malfunctioning conditions and report to management, • Inspect new installation for compliance with building codes and safety regulations, • Comply with all applicable codes, regulations, governmental agency and company directives, as related to building operations and practice safe work habits · Perform repairs to plumbing fixtures (water closets, urinals, flush valve assemblies, etc.) · Respond to emergency situations including after-hours events · Maintain stock and inventory control of equipment components and building supplies · Lead by example and model behaviors that are consistent with RMR Group values · Maintain professional appearance at all times adhering to the RMR Group dress code · Complete all company-required training including ethics, sexual harassment and all OSHA-required courses Key Competencies · Excellent written and oral communication skills · Strong decision-making skills · Strong analytical and problem-solving skills · Thorough knowledge in all building systems operations, maintenance and repair Education · High School diploma or GED equivalent · Graduate of apprentice program or trade school preferred Experience & Additional Eligibility Requirements · 8 – 10 years of related experience in operating mechanical, electrical and plumbing systems in a commercial property setting · Universal CFC certification · Journeyman License in HVAC or Electrical, Steam Engineers License, 2nd Stationary or higher · Possess and maintain a valid driver’s license · Basic computer skills including Outlook, Excel & Word · Ability to read and understand building and tenant construction documents to include O&M manuals, test and balance reports, etc. • Must be team oriented and a problem solver, • Manage own time on a daily basis with little supervision, • Must be able to handle multiple projects, changing priorities, and continually heavy workloads, • May be required to work extended periods of time without relief, when responding to priority/emergency situations (including overtime-type assignments) · Must be able to stoop, stand, climb, frequently lift a minimum of 50 lbs. of equipment (pumps, tools, ladders, etc.) and safely install rigging/lifting devices · Regularly required to crouch and reach to install/move equipment by bending forward at the waist or by bending legs and spine · Regularly required to utilize vision abilities, allowing reading of printed materials, blueprints, other building drawings, and schematics · Climb ladders and stairs Schedule: Full time; Day shift, Monday through Friday. Must be able to work nights and weekends as required. Salary: Based on experience, plus benefits.
