The Assistant Service Manager plays a key leadership and hands-on role in maintaining the physical integrity and appearance of the community. This position supports the Service Manager in daily maintenance operations, including unit turns and work orders, preventive maintenance, as well as ensuring safety and customer service standards are consistently met. The Assistant Service Manager serves as a working lead, performing maintenance duties alongside the team while helping to guide all Service team members. This position contributes to resident satisfaction, regulatory compliance, and the overall success of the property through proactive maintenance and professional service delivery. Key Responsibilities Property Maintenance & Operations • Assist and support the Service Manager as directed in all matters related to the service, maintenance, and overall performance of the community., • Perform all service and maintenance duties, including work orders and make readies, HVAC, electrical, plumbing, carpentry, appliance repairs, and other tasks as required., • Support and oversee completion of work orders, preventive maintenance, and make-ready tasks according to company standards and timelines., • Conduct regular inspections of units, common areas, and amenities to ensure safety, cleanliness, and curb appeal., • Maintain accurate maintenance records, service logs, and inventory documentation., • Ensure all tools, equipment, and supplies are properly maintained and used safely.Leadership & Team Support, • Assist the Service Manager with scheduling, prioritizing, and assigning maintenance work., • Provide guidance, training, and mentoring to Service Technicians, Groundskeepers, and vendors as needed., • Help ensure all work meets quality, safety, and efficiency standards., • Step in to lead the maintenance team during the Service Manager’s absence.Preventive Maintenance & Safety, • Participate in developing and executing the property’s preventive maintenance program for all essential systems (HVAC, plumbing, electrical, irrigation, fire safety, etc.)., • Ensure full compliance with OSHA standards, company safety policies, and hazardous materials management., • Promptly report and correct safety hazards, maintenance needs, or regulatory violations., • Respond promptly and professionally to resident service requests and concerns, ensuring completion and follow-up within required timeframes., • Conduct move-in/move-out inspections in coordination with the Service and Community Managers., • Represent PEM professionally and respectfully in all resident and vendor interactions.Vendor & Project Support, • Assist with vendor coordination, project oversight, and quality control for contracted services., • Participate in the on-call rotation for after-hours and weekend maintenance emergencies., • Support company-wide maintenance initiatives, process improvements, and training programs., • Perform other duties as assigned by the Service Manager, Property Manager or Regional Manager., • 2+ years of experience in multifamily property maintenance or similar environment., • 1+ year of supervisory or lead experience preferred., • HVAC Certification required; EPA Universal Certification preferred., • Certified Pool Operator (CPO) certification preferred., • Strong working knowledge of HVAC, plumbing, electrical, carpentry, and appliance repair., • Knowledge of OSHA safety standards, Fair Housing laws, and ADA requirements., • Strong communication, teamwork, and customer service skills., • Proficiency in property management or maintenance work order systems (e.g., Yardi, AppFolio)., • High school diploma or GED required; trade or technical certification preferred., • Regularly exposed to mechanical equipment, wet conditions, and potentially hazardous materials., • Must be able to walk long distances, climb ladders, lift up to 50 lbs, and perform physical tasks regularly., • Must be available for emergencies after-hours, on weekends, and holidays as needed.
