Job Description Company Overview Jair Lynch Real Estate Partners (“JL”) is a Washington, DC based urban regeneration company thatresponsibly transforms urban markets into extraordinary places. The company is involved in real estate projects as an investor/developer as well as a real estate advisor/development manager to third party clients. Products include multifamily residential either for sale or rental, commercial and retail mixed-use projects. Job Summary The Development Associate will support Senior Development Staff in the planning, execution, and delivery of real estate development projects across the full lifecycle, from acquisition and early feasibility through design, entitlements, construction, delivery, stabilization, and closeout. This role requires a strong foundation in construction management and project delivery, with the ability to coordinate technical consultants, manage schedules and budgets, and support the successful execution of complex construction projects in an urban environment. The Development Associate will act as a key liaison among internal teams, consultants, contractors, public agencies, and capital partners to ensure projects are delivered on time, on budget, and in accordance with JL’s quality and performance standards. Key Responsibilities Project & Construction Management Support • Assist in the day-to-day management of active development and construction projects, including oversight and coordination of general contractors, subcontractors, architects, engineers, and specialty consultants., • Support the Development Manager in monitoring construction progress, schedule adherence, cost controls, and quality of work from preconstruction through substantial completion and closeout., • Participate in Owner–Architect–Contractor (OAC) meetings, track action items, and ensure timely resolution of RFIs, submittals, change orders, and field issues., • Assist with the review, negotiation, and administration of construction contracts, consultant agreements, GMPs, bids, pay applications, and change orders., • Support implementation of project delivery strategies, including preconstruction planning, value engineering, constructability reviews, logistics planning, and sequencing for occupied or constrained sites., • Assist with procurement, coordination, and installation of FF&E, building systems, and tenant improvements, as applicable., • Support dry utility coordination, relocations, and new service installations, working closely with utility providers and jurisdictional agencies., • Participate in site walks, inspections, unit walkthroughs, punch list development, warranty tracking, and final closeout activities. Predevelopment, Design, & Entitlements • Support acquisition and development teams with feasibility analysis, due diligence, and predevelopment planning, including review of zoning, entitlement paths, and regulatory requirements., • Assist with the selection and management of due diligence consultants, entitlement specialists, architects, engineers, cost estimators, and other project vendors., • Assist in coordinating all design disciplines throughout schematic design, design development, and construction documentation phases to ensure alignment with program, budget, and schedule., • Draft RFPs for architecture, engineering, and construction services; assist in proposal evaluation and consultant/team selection., • Support entitlement and permitting processes by assisting with approvals, certifications, permits, and agency coordination at the local and state levels. Financial Management & Reporting • Assist the Development Manager in maintaining and updating project pro formas throughout predevelopment and construction, incorporating design changes, construction costs, and schedule impacts., • Support preparation and review of project budgets, cost reports, draws, and forecasts, including monthly construction pay applications., • Assist with the preparation of regular project status reports on costs, schedule, risks, and milestones for Senior Development Staff, investment committees, and/or client committees., • Provide support for project-level debt and equity financings, including due diligence materials, lender reporting, and closing documentation. Documentation, Closeout, & Delivery • Organize and manage comprehensive project documentation, including entitlements, permits, easements, covenants, construction documents, contracts, change orders, pay applications, certifications, and closeout materials., • Assist with final regulatory approvals, certificates of occupancy, commissioning, project turnover, and warranty administration., • Support transition activities related to tenant occupancy, swing space, relocations, and pre-leasing or stabilization efforts. Qualifications • Bachelor’s degree in a field related to real estate development, construction management, engineering, architecture, finance, or a related discipline., • Minimum five (5) years of experience in real estate development, construction management, development management, or a closely related role, preferably on owner-side or developer-led projects., • Demonstrated experience supporting or managing construction-phase execution, including schedules, budgets, contractors, and consultants., • Strong understanding of construction means and methods, development sequencing, and owner-side project delivery responsibilities., • Proficiency in Microsoft Outlook, Word, Excel, PowerPoint, and Project (or similar scheduling tools)., • LEED accreditation or experience with sustainable building practices is a plus. Knowledge & Skills Requirements • Strong organizational, analytical, and problem-solving skills with the ability to manage multiple workstreams simultaneously., • High level of attention to detail and follow-through, particularly in cost tracking, schedules, and document management., • Ability to work independently while collaborating closely with senior leadership, consultants, contractors, and public agencies., • Strong written and verbal communication skills, including the ability to prepare clear project summaries, reports, and briefings., • Solid understanding of real estate finance and the ability to update development pro formas with guidance from senior staff., • Professional demeanor, sound judgment, and the ability to operate effectively in a fast-paced, deadline-driven environment. Core Competencies • High level knowledge of real estate development terminology & concepts: architecture and engineering, permitting, land-use and regulatory, construction., • Intermediate level project and schedule management skills (CPM, MS Project, etc.)., • Strong writing and presentation skills, • Proven research skills, including data compilation/organization and presentation., • Effective time management and task prioritization; resourceful, proactive, and persistent in problem-solving., • Strong analytical and financial modeling skills, including proficiency with Microsoft Excel and familiarity with development pro forma concepts., • Excellent written and verbal communication skills; ability to present complex information clearly and concisely., • Highly organized, detail-oriented, and able to manage multiple priorities under tight deadlines., • Demonstrated initiative and ability to work both independently and collaboratively across teams., • Proficiency in Microsoft Office Suite (Word, Excel, PowerPoint, Project); experience with financial modeling or mapping tools (e.g., Argus, CoStar, GIS) is a plus., • Commitment to professional growth and to the mission, values, and community impact of Jair Lynch Real Estate Partners.
