Job Description About the Role Do you enjoy turning data into insight, and want your work to support affordable housing and community stability? Dorchester Bay Economic Development Corporation (DBEDC) is seeking an Asset Analyst to help steward the long-term physical, financial, and operational health of DBEDC’s approximately 1,200-unit portfolio of affordable housing and commercial real estate. This role strengthens DBEDC’s asset management function by ensuring high-quality data, disciplined monitoring of property performance, effective coordination across teams, and reporting that informs smart decisions, protects long-term affordability, and supports residents and small businesses. This role will play a key role in proactive risk identification, portfolio stability, regulatory compliance, and informed decision-making that advance DBEDC’s mission and resident outcomes. What you can expect to do in the role: Keep portfolio data accurate and decision-ready • Ensure accurate, timely, and reliable asset-level data across the portfolio., • Maintain up-to-date asset information in DBEDC’s reporting and database systems., • Manage and update asset management dashboards, watchlists, compliance trackers, and performance reports., • Ensure data accuracy, completeness, and consistency across reporting tools., • Support continuous improvement of asset management systems, templates, and workflows. Analyze financial and property performance • Support a disciplined review of the property's financial health., • Assist with the preparation and review of monthly budget-to-actual reports and property-level KPIs., • Identify and flag emerging risks related to cash flow, operating performance, or compliance., • Collaborate with Finance on short- and long-term cash flow planning., • Support financial analysis used in the annual asset management plan. Support asset planning, compliance, and documentation • Support development and updates of the annual asset management plan., • Maintain and regularly update Portfolio Deal Summaries for all properties., • Ensure documentation reflects current financing structures, compliance requirements, and performance trends. Support stakeholder reporting and governance • Assist with the preparation of monthly, quarterly, annual, and ad hoc reports for the Board of Directors, Senior Leadership, investors, lenders, and regulators., • Facilitate the timely routing and execution of documents requiring internal signatures., • Track and support follow-up on action items from asset management and property management meetings. Contribute to capital planning and special projects • Assist with review of Replacement Reserve requests and capital planning materials., • Support annual budgeting related to reserves and capital needs., • Provide due diligence support for acquisitions, dispositions, refinances, and recapitalizations., • Assist the Real Estate team with financial and document review for special projects. Cross-Functional Collaboration • Work collaboratively with Property Management, Finance, Real Estate, and Resident & Community Engagement teams., • Support alignment between asset performance and resident service goals., • Contribute to decarbonization planning and implementation tracking, as applicable. Technical Expertise • 3+ years of experience in affordable housing asset management, property management, real estate finance, or a related field., • Working knowledge of LIHTC and affordable housing finance, including compliance and reporting requirements., • Strong financial and analytical skills, including budget-to-actual analysis, cash flow review, and property-level KPIs., • Demonstrated experience managing asset-level data, dashboards, or reporting systems with accuracy and consistency., • Ability to maintain and interpret portfolio documentation, including financing structures, regulatory agreements, and compliance requirements., • Proficiency in Excel or Google Sheets and comfort working across financial and property management systems. Leadership & Collaboration Skills • Excellent written and verbal communication skills, with the ability to present financial and asset information accurately and accessibly., • Ability to work effectively across teams, building and maintaining productive working relationships through reliability, responsiveness, and follow-through., • Proven ability to coordinate information, timelines, and follow-up across multiple stakeholders., • Ability to translate financial and asset data into actionable insights., • Detail-oriented, organized, and able to manage multiple priorities in a mission-driven environment.
