Job Description Job Title: Building Engineer PAYING Up to $42 based on experience Job Description The Building Engineer is responsible for the advanced operation, maintenance, and repair of central plant systems on campus, including boilers, chillers, cooling towers, pumps, large-scale HVAC equipment, and associated controls. This role ensures the reliable, safe, and efficient performance of building mechanical, electrical, and plumbing systems through expert troubleshooting, preventive maintenance, and coordination of repairs. Responsibilities • Operate, monitor, and maintain central plant systems, including boilers, chillers, cooling towers, pumps, and variable frequency drives (VFDs), to ensure safe and efficient performance., • Perform advanced HVAC troubleshooting on large-tonnage systems and complex control sequences to quickly identify and resolve operational issues., • Conduct routine inspections, preventive maintenance, and condition-based maintenance on mechanical, electrical, and plumbing systems to minimize downtime and extend equipment life., • Read and interpret mechanical, electrical, and piping diagrams, including P&IDs, schematics, and blueprints, to plan and execute repairs and system modifications., • Perform facility repairs such as snaking and draining lines, minor electrical and plumbing work, painting, and general building maintenance as needed., • Maintain and repair boiler systems, including performing boiler maintenance tasks and monitoring performance for safety and efficiency., • Troubleshoot and repair refrigeration, steam, and hydronic systems to maintain proper environmental conditions throughout the facilities., • Plan and implement preventive, predictive, and condition-based maintenance programs for central plant and building systems., • Optimize energy use and system efficiency through careful operation, adjustments, and continuous improvement of building systems., • Oversee and coordinate the work of vendors and contractors, ensuring quality, safety, and adherence to project specifications and schedules., • Perform root-cause analysis and failure diagnostics for recurring or complex equipment issues and recommend long-term corrective actions., • Support and follow life safety systems and emergency response procedures, including responding to building emergencies and system alarms., • Proven experience in advanced operation and maintenance of central plant systems, including boilers, chillers, cooling towers, pumps, and VFDs., • Expert-level HVAC troubleshooting skills, particularly with large-tonnage systems and complex control sequences., • Strong working knowledge of building automation and direct digital control (DDC) systems such as Siemens, Johnson Controls, Trane, or Honeywell., • Ability to read and interpret mechanical, electrical, and piping diagrams, including P&IDs, schematics, and blueprints., • Hands-on experience performing preventive, predictive, and condition-based maintenance on mechanical, electrical, and plumbing systems., • Demonstrated experience with steam, hydronic, and refrigeration systems in a facilities or central plant environment., • Solid understanding of life safety systems and emergency response procedures in a building or campus setting., • Strong mechanical aptitude with experience in facility maintenance, building maintenance, and general repairs., • Proficiency in boiler operation, boiler maintenance, and associated safety practices., • Experience in facility repairs such as snaking and draining lines, minor plumbing repairs, and general building upkeep., • in painting, patching, and cosmetic building maintenance tasks., • Familiarity with energy management principles and system efficiency optimization in large facilities., • Experience coordinating and overseeing vendors and contractors for maintenance and repair projects., • Strong problem-solving skills with a focus on root-cause analysis and long-term corrective solutions., • EPA Universal certification or similar HVAC-related credential is highly beneficial., • Ability to plan and prioritize multiple maintenance tasks in an active campus environment. Work Environment This role operates within a campus setting that includes a central plant and multiple buildings, requiring frequent work around boilers, chillers, cooling towers, pumps, and large HVAC systems. You will regularly use building automation and DDC systems from major providers such as Siemens, Johnson Controls, Trane, or Honeywell to monitor and adjust equipment. The position involves hands-on work in mechanical rooms, rooftops, and plant spaces, with exposure to noise, heat, cold, and moving machinery. Work typically follows a full-time schedule and may require occasional after-hours or emergency response to system issues. The environment emphasizes safety, adherence to life safety and emergency procedures, and professional attire appropriate for a technical facilities role, including any required personal protective equipment. Job Type & Location This is a Contract to Hire position based out of Whittier, CA. Pay and Benefits The pay range for this position is $40.00 - $42.00/hr. Eligibility requirements apply to some benefits and may depend on your job classification and length of employment.
