Position: Facilities Technician Department: Operations Location: Durham Reports To: Director of Operations FLSA Status: NON-EXEMPT, 6504 Job Overview: This position is responsible for general maintenance, cleaning and upkeep of the building and property to ensure a clean and safe environment. An employee in this position must practice good communication skills, be organized, detail oriented, and trustworthy. This position is crucial to the success of our company and has a great impact on our ability to operate on the guidelines set forth by our vision statement. Job Duties: • Establishing, maintaining and conducting a facility cleaning schedule that reflects daily, weekly and monthly needs of the facility., • Establishing, maintaining and conducting a facility deferred maintenance and preventive, • maintenance schedule., • Performing and documenting routine inspection and maintenance activities., • Responsible for the day to day cleaning and upkeep of the facility and grounds, including, • but not limited to:, • Clean building floors by sweeping, mopping, scrubbing or vacuuming, • Gather and empty trash, • Service, clean and supply restrooms and shower rooms, • Clean windows, glass, mirrors, etc., • Removing snow, debris from sidewalks, stairs, walkways within 16 feet of building, • Carry out weekly/monthly heavy cleaning tasks and special projects, • Buffing and polishing floors using mechanical equipment, • Move furniture, equipment and supplies, either manually or with hand truck, • Set up, arrange and remove tables, chairs, decorations, etc. to prepare for meetings., • Stock and maintain supply room., • Requisition for supplies, equipment for cleaning and maintenance duties for monthly purchasing., • Identify and document needed repairs and submit and manage work orders in, • coordination with State Facilities department., • Facilitate and complete minor repairs and installations., • Inspects facility and grounds daily to identify any maintenance issues, damages, nonroutine cleaning needs, or potential concerns/issues/problems, • Assists in the communication with third party contractors regarding facility work orders or other maintenance issues., • Ensures the facility is secure at all times, • Basic knowledge of electrical, painting, plumbing, and carpentry required., • Well organized, able to prioritize own work., • Quick learner interested in expanding knowledge and experience., • Effective verbal and written communication skills., • Can work effectively independently as well as a member of a team., • Commitment to Task-is tenacious, can achieve results in an environment when priorities, • change quickly. Exerting in excess of 100 pounds of force occasionally, and/or in excess of 50 pounds of force frequently, and/or in excess of 20 pounds of force constantly to move objects. The visual acuity requirements (including color, depth perception, and field vision) of this position: The employee is required to have close visual acuity to perform an activity such as: preparing and analyzing data and figures; transcribing; viewing a computer terminal; extensive reading; visual inspection involving small defects, small parts, and/or operation of machines (including inspection); using measurement devices; and/or assembly or fabrication parts at distances close to the eyes. • The employee is required to have visual acuity to perform an activity such as: operates machines, such as lathes, drill presses, power saws, and mills where the seeing job is at or within arm's reach; performs mechanical or skilled trades tasks of a non-repetitive nature, such as carpenter, technicians, service people, plumbers, painters, mechanics, etc.,, • The employee is required to have visual acuity to operate motor vehicles and/or heavy equipment. The employee is subject to environmental conditions. Protection from weather conditions but not necessarily from temperature changes. • The employee is subject to extreme cold. Temperatures typically below 32 degrees for periods of more than one hour. Consideration should be given to the effect of other environmental conditions, such as wind and humidity., • The employee is subject to extreme heat. Temperatures above 100 degrees for periods of more than one hour. Consideration should be given to the effect of other environmental conditions, such as wind and humidity., • The employee is subject to noise.
