The Warrior Vets Medical Services team provides exemplary general medical services. We provide in-person care to current and former US Military veterans. We pay up to $150 per hour; you will receive compensation for each evaluation. We remit payment within 45 days of encounter documentation in our user-friendly EMR. Typical Appointments In-person appointments consist of general medical evaluations in your practice. Evaluations are performed once per veteran and typically take 30 to 90 minutes. There are no ongoing treatment needs for these veterans; it is a one-time encounter. We Schedule Around Your Availability. Make your own schedule! Our current need is for 4 days per week. We efficiently schedule a series of evaluation appointments that last no more than a total of eight hours on each of those days. The Lease-Up Specialist plays a dual role as a top-producing individual contributor and the day-to-day leader of the student leasing team during lease-up and stabilization. ABOUT THE ROLE The Lease-Up Specialist is responsible for achieving leasing and revenue goals while ensuring consistent, high-quality execution across the leasing function. This role owns the prospect experience, leasing discipline, and performance management required to meet occupancy targets. The position works closely with the New Development Brand & Social Media Manager to convert marketing momentum into tours, applications, and executed leases. WHAT YOU’LL BE RESPONSIBLE FOR Lease-Up Execution & Individual Production • Personally conduct engaging, informative, and personalized tours for prospective residents and guarantors, • Manage leasing communications and follow-up via phone, text, and email to drive timely conversion, • Guide prospects through applications, document collection, approvals, and lease execution, • Train, schedule, coach, and manage the daily performance of the student leasing team, • Set clear expectations for tour quality, follow-up standards, and closing behaviors, • Monitor individual and team leasing metrics and address performance gaps quickly, • Partner closely with the New Development Brand & Social Media Manager to convert social demand and influencer momentum into tours and leases, • Provide real-time feedback on prospect objections, pricing sensitivity, and messaging effectiveness, • Maintain accurate guest cards, applications, and leasing statuses in Entrata, • Stay fluent in lease terms, floorplans, pricing, availability, and property policies, • Conduct market surveys and report on competitor pricing, incentives, and positioning, • Bachelor’s degree or comparable experience in student housing or leasing preferred, • At least one full student housing leasing cycle required; lease-up experience strongly preferred, • Experience managing or leading student employees preferred, • Working knowledge of Entrata or similar property management systems, • Results-driven with strong sales discipline and closing instincts, • Confident leader who can motivate, coach, and hold student teams accountable, • Excellent verbal and written communication skills with students and guarantors, • Highly organized, detail-oriented, and comfortable managing multiple priorities, • Full-time role, • Working hours generally between 8am and 6pm, • Evenings and weekends required during peak leasing cycles This role offers the opportunity to play a pivotal part in launching a new student housing community, directly influencing leasing success, team performance, and the resident experience from day one. In addition to base compensation, this role offers a target performance-based bonus. The target total cash compensation range, including potential bonus, will be between $92,000 and $120,000 per year.
