Job DescriptionJOB SUMMARY: Hiring Partner: AcquisitionReps.com / Let’s Grow COO (both brands are owned by the same parent company) Employer: Creation Home Buyers (aka "Fast Home Offer Utah") Role: Real Estate Acquisitions / Home Buying Specialist Location: Northern Utah - work from home, with in-person seller appointments all the way from Utah County up through Cache County Employment Type: Your choice of Full-time W-2 or 1099 Independent Contractor Reports To: Sales Manager Compensation: $100,000 base as a recoverable draw against future commissions + weekly and quarterly performance bonuses On Target Earnings: $120,000 to $170,000 annually (depending on performance) with additional upside for self-generated opportunities and top performance ABOUT THE COMPANY: Creation Home Buyers is a Utah-based direct home buying company that has operated for 9 years and completed more than 1,000 transactions. They buy houses directly from homeowners and create practical options for people who need a faster, simpler alternative to the traditional listing process. The company helps sellers dealing with inherited properties, major repairs, foreclosure, liens, difficult tenants, divorce, relocation, vacant homes, or simply a timeline that does not fit a conventional sale. This is a largely remote team with a proven sales process, approximately $60,000 per month in marketing support, daily Zoom meetings, monthly in-person gatherings, direct coaching, and a culture built around Integrity, Extreme Ownership, Excellence, Teamwork, and Impact. WHY THIS ROLE EXISTS: Creation Home Buyers has a Lead Management team that qualifies new seller leads and sets appointments. This role takes ownership from that handoff through property analysis, seller meeting, offer, negotiation, signed purchase agreement, and clean transition to the team that carries the deal forward. The issue is not simply making calls. The issue is creating urgency after the appointment, running accurate property numbers, staying relentless on follow-up, and turning qualified opportunities into contracts and revenue. This is a high-accountability sales seat. At full productivity, you will be measured against one contract closed per week, $25,000 in weekly revenue, a 15% closing rate, 90%+ current follow-up, and a seller experience strong enough to earn consistent positive Google reviews from 25% of your closings. WHAT YOU'LL OWN:1. Turn Qualified Seller Opportunities Into Signed Contracts. You will take qualified seller opportunities from appointment through discovery, offer, negotiation, and signed purchase agreement. Your job is to understand the seller’s real situation, uncover motivation and timing, explain the available options clearly, and create a path to a decision. Winning in this role means signed contracts that work for the seller and meet the company’s pricing and revenue requirements. 1. Analyze Properties and Build Sound Offers. You will run comparable-market analysis, evaluate repairs, understand the financial opportunity, and build offers within defined pricing authority. You are expected to know the numbers well enough to make routine decisions without pushing every property back to leadership. The company will train you on its property-analysis process. Your job is to learn it quickly and use it consistently. 1. Follow Up Until There Is a Clear Outcome. A large amount of revenue is lost when follow-up slips. You will own disciplined follow-up through phone, text, CRM tasks, and appointments until every real seller opportunity has a clear yes, clear no, or clear future follow-up date. This is not a “call once and move on” role. At full productivity, at least 90% of required follow-ups must remain current. 1. Manage Your Pipeline Like a Business. You will keep our Follow Up Boss CRM updated, track appointments, offers, contracts, notes, next steps, and seller communication, and know where every active opportunity stands. You will also coordinate a clean post-contract handoff so the seller and internal team know what happens next. If it is not in the CRM, it did not happen. 1. Create a Seller Experience Worth Recommending. Homeowners may be skeptical, stressed, or dealing with complicated circumstances. You must be able to ask direct questions, listen well, negotiate honestly, and stay emotionally steady without sounding scripted, pushy, or transactional. Success includes earning a Google review from at least one out of every four sellers and protecting Creation Home Buyers’ reputation on every deal. WHAT SUCCESS LOOKS LIKE:First 30 Days. By the end of your first 30 days, you understand the company, the sales process, the property-analysis framework, and the standards for how the team communicates and follows up. Target outcomes include: • Complete general onboarding, • Attend all required team meetings, • Complete Utah real estate-license training, • Complete CMA University, • Shadow other Home Buying Specialists on seller appointmentsFirst 60 Days. By day 60, you are beginning to carry the role independently. You can run property numbers, evaluate repairs, attend seller meetings, and move a real opportunity toward a contract with less hand-holding. Target outcomes include: • Pass the Utah real estate exam and obtain the required license, • Show proficiency in running property numbers and evaluating repairs, • Begin solo in-person seller appointments, • Have at least one property under contract, • Maintain clean CRM records and consistent follow-upFirst 90 Days. By day 90, you are expected to be operating as a productive Home Buying Specialist who can manage seller conversations, property analysis, offers, follow-up, and contracts with high autonomy. Target outcomes include: • Average one signed contract per week, • Produce $25,000 in revenue per week, • Maintain a 15% closing rate, • Keep 90%+ of required follow-ups current, • Secure 30%+ of contracts through in-person seller appointments, • Earn Google reviews from at least one in four sellers YOU'LL THRIVE HERE IF YOU ARE: • A self-starter who can work from home without needing to be chased, • Competitive and driven, but still team-first, • Strong on the phone and in person, • Able to connect with people on a deeper level, • Confident in sales, negotiation, and objection handling, • Relentless about follow-up and details, • Honest, ethical, and willing to do the right thing when nobody is watching, • Comfortable with direct feedback and quick to implement coaching, • Calm when sellers say no, push back, or become emotional, • Urgent when a deal requires it, but disciplined enough to follow a proven process YOU WILL NOT THRIVE HERE IF YOU: • Need rigid structure or a manager checking on you all day to stay productive, • Struggle to work independently from home, • Avoid follow-up, CRM updates, or difficult sales conversations, • Get defensive when coached or corrected, • Hide mistakes, delay bad news, or rely on text and email when a direct phone call is needed, • Blame the lead source, the market, pricing, or another department instead of owning the result, • Have poor sales instincts or struggle to connect naturally with people, • Are selfish, dishonest, or unwilling to live the company’s core values, • Are looking for a remote-only closing role with no field appointments Requirements EXPERIENCE WE'RE LOOKING FOR: The best fit has demonstrated direct sales experience in either a business-to-consumer or business-to-business environment, especially in a role where trust, pricing, negotiation, and persistent follow-up mattered. Strong backgrounds may include: • High-ticket consumer sales, • In-home sales, • Automotive, RV, home improvement, roofing, solar, windows, HVAC, or remodeling sales, • Consultative B2B sales with a meaningful negotiation component, • Other performance-based sales roles with a long or multi-touch follow-up cycle Real estate experience is not required. What matters more is whether you can sell, follow up, take coaching, learn the company’s property-analysis process, and build trust with Utah homeowners. A high school diploma or GED is required. Spanish is a bonus, not a requirement. SCHEDULE AND WORK ENVIRONMENT: This is a Northern Utah field sales role. You will work from home when you are not in the field, but seller appointments are expected to happen in person when that is the best path to a contract. Expected schedule: • Primarily Monday–Friday, • Daily virtual team meetings, • Occasional weekend availability based on seller needs, • Flexible scheduling for tasks that are not time-sensitive, • Immediate response when a live deal or seller situation becomes urgent, • Travel from Utah County through Cache County for seller appointments, • No overnight travel required Benefits COMPENSATION: You can choose to be either a full-time W-2 employee, or a 1099 independent contractor. Compensation includes: • Guaranteed minimum compensation of $100,000 per year, structured most similarly to a draw against future commissions, • 10% of revenue on company-generated leads, • 20% of revenue on self-generated leads, • For company flips, commission is based on 10% of the assignment fee or flip profit, • Commission paid after the deal closes; on flips, 50% of projected commission is paid up front and the remainder is “trued up” after the property sells, • Quarterly tier bonuses up to $6,000 based on performance, • Weekly performance bonuses up to $360, • On-target earnings of $120,000 to $170,000 annually (depending on performance) BENEFITS AVAILABLE FROM DAY ONE: • Two weeks of paid time off, • Flexible schedule, • Remote work when not attending seller appointments, • Employee referral program, • Mileage reimbursement, • Phone / technology stipend, • Access to Follow Up Boss CRM, reporting tools, sales materials, a tested sales curriculum, and property-analysis training, • Rental Shares program eligibility after one year with the company OUR HIRING PROCESS: AcquisitionReps.com / Let’s Grow COO is the hiring partner for our clients. Qualified candidates should expect a structured process that may include: • One-way video screener interview, • Multiple sales-focused interviews to assess experience and communication skills, • Multiple behavioral and cognitive assessments, such as Predictive Index, Working Genius, MSCEIT 2 Emotional Intelligence Assessment, etc., • Mock sales call or role play, • Call-review exercises, • Final culture, values, and panel interviews with the Creation Home Buyers team, • Background and reference checks Completing the process does not guarantee placement. Our job is to determine whether your skills, behavior, work style, compensation expectations, and performance history match what Creation Home Buyers is looking for. HOW TO APPLY: This is not a remote-only closing role. This is not order-taking. This is not a job for someone who gives up after one no or waits for a manager to create urgency. We are not looking for someone with the most polished sales or real estate resume. We are looking for an elite salesperson who can handle pressure, follow a proven sales process, connect with homeowners, respond with urgency, and turn expensive seller opportunities into profitable contracts. If you are a proven sales professional in Northern Utah and want a performance-based role with strong income potential, real autonomy, and a team that will coach you directly, apply now.
