ABOUT THIS OPPORTUNITY As the Superintendent, you will oversee the total construction effort to ensure the project is constructed in accordance with design, budget, and schedule. You will coordinate, plan, and supervise foremen, trade partners, and/or craft activities for specific systems or areas. You will collaborate with other departments and stakeholders to ensure all required materials, equipment, and inspections support the schedule. You will be trusted to provide technical expertise, interprets drawings, recommends construction methods and equipment, and act as an example of Okland’s core values. YOUR DAY-TO-DAY Supervision & Personnel Management • Effectively supervise project teams, ensuring all tasks are executed according to project timelines and standards., • Manage the allocation of labor and materials for the project, optimizing productivity and minimizing waste., • Ensure strict adherence to safety protocols during system installation, conducting regular safety briefings and inspections. Project Management, • Coordinate with project teams to ensure all work activities are synchronized with overall project schedules., • Maintain accurate records of work activities, including daily logs, safety reports, and progress updates., • Identify and resolve issues related to scope, ensuring minimal disruption to project timelines. Schedule Development & Management, • Collaborate with schedulers in the development of discipline or system-specific schedules., • Ensure that the schedules align with the overall project timeline and strategic goals set by the Construction Manager., • Ensure that the scope activities adhere to the master project schedule, updating the team on any changes or delays., • Develop and maintain a rolling look ahead schedule specific to scope activities. Design Document & Model Analysis, • Thoroughly study design documents and models to understand the project scope and requirements., • Develop the most efficient sequencing plan to optimize the construction process. Tactical Planning, • Focus on tactical planning specific to a system or area, ensuring that all activities are well-coordinated and executed efficiently., • Provide detailed planning and execution strategies to support the Construction Manager’s strategic plan. Coordination & Execution, • Work closely with other superintendents, project teams, and trade partners to ensure seamless coordination of activities., • Oversee the day-to-day construction activities, ensuring that work is completed on time, within budget, and to the required quality standards. Quality Assurance & Safety Management, • Implement quality control measures specific to the project, ensuring all work meets project requirements., • Manage the review and approval process for submittals related to the project., • Ensure that all construction activities adhere to the highest quality and safety standards., • Monitor the progress of work, identify potential issues, and implement corrective actions as needed., • Ensure work is completed in compliance with cleanroom protocol. Financial Management, • Review budget estimates and bids, assisting the project manager, estimator, and job cost accountant with setting up cost controls. Subcontractor Relations, • Coordinate trade partner and vendor deliveries to ensure timeliness and efficient placement on site., • Hold and conduct regular trade partner meetings and on-site safety orientation meetings., • Provide input, when requested, to the project manager in the creation and/or modification of subcontract agreements or purchase orders., • Keep records of project documents and ensure trade partners maintain up-to-date as-built drawings. Job/Site Setup, • Oversee the utility turn-on and start-up of project systems., • Engage with city officials and inspectors to coordinate necessary inspections., • Ensure the site is mobilized, secured, and all safety measures are implemented., • Manage jurisdictional inspections and secure building occupancy certificates. Additional Responsibilities, • Ensure all warranty issues are identified, documented, and resolved in a timely manner., • Oversee project closeout, ensuring timely completion of punch lists and financial settlements., • Assist the project manager in managing the change order process, ensuring all cost and schedule impacts are addressed., • Ensure all force account work, back charges, and scope changes have proper approvals and documentation YOU’RE READY FOR THIS ROLE IF YOU HAVE, • Bachelor’s degree or 5-10 years of related experience working on commercial or advanced manufacturing construction projects; or equivalent combination of education and experience., • Extensive knowledge of semiconductor, construction and maintenance practices, procedures, and applicable building codes., • Proficiency in reading and interpreting blueprints, construction drawings, and specifications., • Strong leadership, communication, and team management skills., • Ability to proactively identify and mitigate project risks., • Proficiency in project management software (e.g. Autodesk, Viewpoint, MS Excel, MS Word, and MS Outlook).
