EMPLOYEE OWNER POSITION PURPOSE: The Maintenance Technician is primarily responsible for the general maintenance and repair of machinery, equipment, physical structures, plumbing, and electrical systems in common areas of the community. JOB DUTIES AND RESPONSIBILITIES: • Perform preventative maintenance on buildings and equipment, including minor electrical repairs, plumbing, and carpentry, • Paint common areas as directed by supervisor and perform touch-up painting of scratches and nicks as discovered in common areas, as well as to prevent corrosion, • Perform minor appliance repair such as removal of dust, dirt, grease, and waste material from machines and commercial kitchen appliances and HVAC systems, as well as clean and lubricate machine parts such as shafts, pulleys, gears, and bearings, • Clean and repair lighting fixtures and replace bulbs as needed, • Maintain clean decks, fences, railings, window screens, doors, and sidewalks, • Clean gutters, down-spouts, and scuppers to maintain drainage, • Perform grounds maintenance (i.e. blowing and pressure washing as needed), as well as turf/grass maintenance (i.e. mowing, trimming, edging, fertilizing, dethatching, and over-seeding), • Maintain gate access as necessary, • Inspect fire extinguishers for damage as required, • Monitor common area HVAC performance, • Ensure exercise equipment and room is clean and in working order, • Maintain trash and recycle bins located in common areas, • Daily patrol of building exteriors, interiors, pool, and parking lots; perform litter and debris control; note safety, maintenance, and compliance issues and report them to supervisor as necessary, • Maintain supply inventory and pertinent records of expenses as outlined by supervisor, • Ensure sanitary standards by regularly cleaning the common rooms and restrooms; restock items such as paper towels, toilet paper, and soap, • Clean carpets, floors, window sills, and furniture in common areas, • Maintain a clean and organized work area, tools, and equipment, • Other duties and special projects as assigned QUALIFICATIONS: • High School Diploma (or equivalent), • Experience in commercial property maintenance – ideal candidate will have a minimum of 2-3 years of experience, • Solid knowledge of Microsoft Outlook, Excel, and Word; intermediate skills a plus, • Conflict resolution skills, • Ability to meet deadlines and address time-sensitive issues, • Superior multi-tasking skills, • Excellent written and verbal communication, • Ability to provide high-level customer service with astute attention to detail and organization, • Must be a team player, • Ability to manage workflow amid shifting priorities, • Willing to learn Company process and procedures, and learn/use proprietary software, • Adaptable and dependable with a solid attendance record, • Professional and respectful demeanor with all internal and external customers at all times SPECIAL POSITION REQUIREMENTS: • Must have and maintain reliable transportation to and from work ESSENTIAL FUNCTIONS: • Use standard office equipment, including: computer, phone, copier/scanner, etc., • Use standard maintenance tools and equipment, including: power tools, power equipment, hand tools, etc. following standard safety procedures including the use of PPE such as safety goggles, respirators, gloves, etc., • Life and carry up to (50) pounds, • Be stationary or in motion for periods of time, • Travel to and from offsite locations as required SCHEDULE & TRAVEL: • Wednesday – Friday from approx. 11:00am – 8:00pm, Saturday – Sunday 8:00am – 5:00pm (some flexibility), • This position may require occasional overtime to meet business needs, including being available for emergency needs The Management Trust is an Equal Opportunity employer. MS or PhD desired., • 5 or more years of experience Practice areas/characteristics for a person in this senior level position could include: • Project management they need to be able to execute projects, • Regulatory permitting this could involve WDR/NPDES permitting work. Someone who is close to regulatory permitting in generally may be able to expand their purview to WDR/NPDES permits if they have experience with other types of permits (e.g., master reclamation permits), • Water quality and hydrology someone with a tangible grasp on water quality and basic concepts of hydrology is important, • Groundwater or hydrogeology The company is taking on more and more work in this area, so it would be great if someone had the skillset to work in this area. It would allow them to expand more so into this type of work as it applies to WDR/NPDES permitting., • Data tabulation, figures, statistics someone who knows how to handle/manipulate data, is proficient with Excel and perhaps has some statistics background that can be applied to projects
