A bit about what you will be doing: The Property Manager is responsible for the safety, compliance, maintenance, and cost efficiency of all physical buildings across the Evolv estate. The role ensures restaurants operate without interruption, remain legally complaint, and that property-related risks and costs are effectively controlled. The role protects operational continuity by proactively managing statutory compliance, planned preventative maintenance, landlord relationships, and contractor performance across multiple premium hospitality venues. Key Responsibilities: Compliance & Risk Management • Ensure all sites meet statutory building and safety compliance requirements, • Manage gas safety, electrical certification, fire safety, ventilation and water hygiene programmes, • Maintain accurate compliance records and certification trackers, • Coordinate remedial works following inspections or risk assessments, • Support insurance compliance and respond to insurer recommendations, • Ensure sites meet accessibility and building regulation obligations, • Act as key liaison during audits, inspections or enforcement visits Planned & Reactive Maintenance • Implement and manage a planned preventative maintenance (PPM) programme, • Oversee reactive maintenance across all sites ensuring timely resolution, • Monitor recurring faults and implement permanent fixes, • Manage specialist equipment servicing including HVAC, lifts, extraction and refrigeration, • Provide guidance to General Managers on escalation and fault reporting processes Contractor & Supplier Management • Appoint, tender and manage approved contractors, • Negotiate service agreements and monitor performance against SLAs, • Approve quotes and control repair expenditure within budget, • Ensure contractors meet safety, insurance and certification requirements Financial Control & Cost Management • Manage property maintenance budgets across the estate, • Identify cost-saving opportunities through contract consolidation and preventative planning, • Track repairs spend and report trends to senior leadership, • Plan lifecycle replacements of major equipment and building elements, • Support utilities monitoring and reduction initiatives Landlord & Lease Management • Act as primary contact for landlord property matters, • Manage landlord repair obligations and disputes, • Support rent review, service charge and dilapidation negotiations, • Track key lease dates including breaks, renewals and compliance requirements, • Support new site handovers and reinstatement obligations Operational Support • Support openings, refurbishments and closures from a property perspective, • Work closely with Operations, the Maintenance Team Lead, Head of Safety and Senior Operators to minimise operational disruption and manage risk, • Provide clear communication to site leadership on planned works and downtime, • Work collaboratively with the Maintenance Team Lead on prioritisation, escalation and resolution of property issues, • Develop property reporting dashboards for leadership visibility If you're ready to bring your culinary expertise and dedication to our team, we warmly invite you to apply for the Property Manager role.
