The technician documents all work accurately, follows safety and environmental guidelines, and helps maintain a safe, efficient, and well-functioning facility. Responsibilities • Perform preventive maintenance on HVAC systems in accordance with CMMS schedules, including changing filters and belts, cleaning cooling and heating coils, checking condensate drains, and lubricating bearings on pumps and fans., • Install and replace lighting ballasts and bulbs as assigned through CMMS work requests., • Assist the Lead Technician or Maintenance Technician III in the repair, adjustment, and maintenance of refrigerant systems, heat exchangers, HVAC equipment and systems, electrical systems, emergency backup systems, hot water systems, chilled water systems, air conditioning equipment, boilers, ventilation systems, hot water heaters, pumps, valves, piping, and filters., • Analyze the operation of various building and HVAC systems, identify the cause of problems or malfunctions, and take appropriate corrective action., • Conduct regular building rounds to monitor equipment performance and promptly report malfunctions, unusual noises, odors, or other potential issues to the Maintenance Manager or Lead Technician., • Perform maintenance and repairs in a timely manner and document all work accurately in the appropriate systems., • Maintain tools and equipment in good working order and request or order necessary supplies for installations and repairs., • Comply with departmental policies for the safe storage, use, and disposal of hazardous materials while maintaining a clean and safe workspace., • Follow all safety practices and procedures, including the proper use of protective clothing and equipment as required by OSHA., • Collaborate with team members, communicate clearly in both oral and written form, and support a cooperative work environment., • Maintain reliable attendance and provide appropriate notification in the event of tardiness or absence. Essential Skills • At least 2 years of experience working with commercial air conditioning systems, including chillers, water pumps, cooling towers, air handlers, package units, split systems, exhaust fans, and heat pumps., • Proficiency in HVAC troubleshooting, service, repair, and preventive maintenance., • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals., • Ability to read and interpret diagrams, drawings, and manuals related to mechanical, electrical, and other craft trades., • Ability to calculate figures and amounts relevant to HVAC and mechanical work., • Familiarity with energy management systems and their operation., • Working knowledge of Microsoft Office and basic computer literacy., • Foundational knowledge of electrical and mechanical systems relevant to HVAC., • High school diploma or equivalent., • Valid state driver’s license., • Ability to maintain a flexible schedule, including days, evenings, weekends, and emergency call-ins., • Strong interpersonal skills with the ability to communicate effectively in both oral and written form., • Demonstrated ability to work as part of a team and contribute to a collaborative environment., • Ability to maintain a consistent attendance record with reliable notification practices. Additional Skills & Qualifications • Trade school certification in HVAC or a related field is a plus., • CFC Universal Certification is a plus., • State licensing for performing HVAC work as required for the trade., • Experience working with energy management systems in a commercial environment., • Strong problem-solving skills with the ability to diagnose and resolve mechanical and electrical issues., • Detail-oriented approach to documentation and recordkeeping for maintenance and repairs. Work Environment This position follows a first-shift schedule, Monday through Friday, from 7:00 a.m. to 3:30 p.m. The role is based in a commercial facility environment and involves regular building rounds, equipment inspections, and rooftop work. The HVAC Technician II regularly stands for extended periods, walks throughout the facility, uses hands to handle tools and equipment, reaches with hands and arms, and frequently stoops, kneels, crouches, or crawls. Climbing stairs and ladders is common, and the technician must regularly lift and move up to 70 pounds, often at or above chest level. The role requires tolerance for adverse rooftop working conditions due to weather and the ability to work in environments with extreme temperature changes. Appropriate personal protective equipment and adherence to OSHA safety practices are integral parts of the work environment. Job Type & Location This is a Contract position based out of Charlotte, NC. Pay and Benefits The pay range for this position is $30.00 - $32.00/hr.
