Job Description The General Property Manager owns the financial and operational performance of BLT Kitchens locations. This role is responsible for increasing revenue, reducing operating costs, and building systems that drive long-term growth. The position combines property management, sales leadership, and operational execution with a focus on improving the bottom line. This is a performance-driven role with clear accountability to revenue growth, cost control, and overall profitability. Primary Objectives • Grow monthly billing to $200,000 * uncapped Commission, • Increase revenue per tenant through upsells, storage, and services, • Maintain high occupancy across all locations, • Reduce operating costs including utilities, trash, and repairs, • Build and manage a consistent sales pipeline Revenue & Sales • Own occupancy, pricing, and revenue growth across all locations, • Build and manage a structured sales pipeline using CRM, • Develop partnerships that consistently generate tenant leads, • Oversee day-to-day facility operations across all locations, • Identify and reduce operating expenses across utilities, waste, and repairs, • Manage vendors and renegotiate contracts where needed, • Oversee onboarding and enforce tenant agreements, • Monitor storage usage, billing accuracy, and compliance, • Maintain strong tenant relationships while protecting company revenue, • Work with CFO on accounts payable and receivable, • Improve collections and cash flow timing, • Hire, train, and manage operations and sales staff, • Build a scalable sales team over time, • Run weekly meetings focused on performance metrics, • Experience in shared-use environments such as co-working, commissary kitchens, Salaon or self-storage, • Strong sales mindset with a track record of driving revenue, • Experience managing operations and controlling costs, • Comfortable owning financial performance at the location level Base Salary • Revenue Growth: Progress toward and achievement of monthly billing targets, • Cost Control: Reduction in operating expenses and improvement in margins Benefits • Health benefits available after 60 days (company participates in cost), • Paid Time Off available after 90 days, • Company-provided computer This role reports directly to ownership and works closely with the CFO and leadership team. The General Manager is expected to operate with a high level of autonomy while being fully accountable for performance outcomes.
