Strategies will include market mix, pricing status, occupancy, average daily rate (ADR), pricing status, direct sales, marketing, and public relations. You will create, inspire and motivate your team to deliver exceptional service and drive financial success. ESSENTIAL DUTIES AND RESPONSIBILITIES: • Compile and/or direct the preparation of reports pertaining to the operation of the Sales Department to include, but not limited to the annual and monthly forecast, marketing budget, lead management system, group booking star reports and sales meeting minutes., • Direct the solicitation efforts of the sales staff through effective oral and written communication while overseeing rate, date and space commitments for group room/apartment sales within the hotel., • Coordinate ongoing research of the travel industry to detect market trends and related information for development of new marketing strategies. Make reasonable recommendations to improve potential from various markets., • Develop and conduct persuasive verbal sales presentations to prospective clients., • Initiate preparation of computerized annual business plan and execute plans as outlined, critically examining and adjusting as deemed necessary by current market conditions., • Prepare, implement and compile data for the strategic sales plan, monthly reports, annual goals, sales and marketing budget, forecasts and other reports as directed/required., • Develop rates, group sales deployment strategies through review of competitive data, demand analysis and mix management., • Organize and/or attend scheduled sales department, executive committee, and related meetings., • Leasing of apartments: The leasing manager is responsible for showing apartments and floorplans and must develop knowledge of the product, market, and property in order to successfully lease the property. The leasing consultant is responsible for mastering phone techniques, closing techniques, and follow up procedures. This also includes processing rental applications and accurate verification as specified in rental criteria., • Marketing: The leasing manager is responsible for marketing the property under the guidance of the property manager. This includes promotions, outreach marketing, and finding ways to promote the property to generate traffic., • Move in files: The leasing manager is responsible for move in files and proper procedure in the move in process. The files should be organized and include all proper lease documentation, property addendums, and all signatures must be obtained. Community Policies must also be explained to residents upon move in. The file will be placed in order of the file checklist, lease signed by the manager, and it will be completed in the management software., • Maintain updated knowledge of travel industry, current market trends and economic factors., • Through leadership example, establish friendly, courteous, service-oriented approach to guests that is exhibited by all hotel associates., • Professionally represent the hotel in community and industry organizations and events., • Oversee departmental matters as they relate to federal, state, and local employment and civil rights laws., • Provides feedback to all associates on service and operational standards., • Audit each day's sales performance., • Identify problems/areas of opportunities and solutions., • Assist and help General Manager facilitate Monthly forecasting of operating staff and cost expenditures., • Supervise sales staff and is responsible for following and implementing all policies and procedures, • Comply with attendance policies and be available to work on a regular basis., • Perform any other job-related duties as assigned as business needs may arise. Revenue Management and Sales Goals • Weekly reports and strategy meetings with the General manager., • Initiates action to support property revenue and profitability goals., • Assure recommendation and implementation of price increases on a timely manner., • Quarterly review of future bookings of room/apartment nights and meeting room/apartment sales, early identification of weak periods, implementing yield management practices., • Establish property sales strategy, goals, and action plans., • Evaluate market mix and take action in order to best position the hotel for increased business., • Manage all group blocks and corporate accounts., • Review, meet and visit key account in person and by phone. Human Resources • Recruit and Interview qualified candidates; train, resolve problems, provide open communication and recommend discipline and/or termination when appropriate., • Ensure training programs are conducted regularly and RCMI standards of performance are met. Give guidance and counsel staff toward improvement., • Communicate both verbally and in writing to provide clear directions to the staff., • Be available and visible in accordance with the company's open door policy., • Conducts performance review process for associates., • Assure continuous training is conducted., • Communicate, counsel and assist in staff development. POSITION REQUIREMENTS: EDUCATION and / or EXPERIENCE/SKILLS/ACUMEN: • 3-5 years job-related experience in hotel sales or related field experience, 2 years of the 5 would be in a supervisory or/managerial role., • Bachelor's degree in Hotel management or business is a plus. Equivalent experience is acceptable., • Knowledge of general business and accounting principles and practices., • Math aptitude at High School level., • Proficiency in reading and understanding Financial Statements., • Able to meet guests needs on a timely, friendly, and efficient manner., • Team player and is quick to implement company and senior leadership directives., • Effective in handling problems in the workplace including preventing, identifying, and solving problems as necessary.
