Job Description POSITION: Project Manager REPORTS TO: COO COMPENSATION: Salary, plus Benefits and Bonus eligibility LOCATION: office/ on-site 20%/80% SUMMARY The Project Manager (PM) is responsible for the overall planning, execution, and delivery of construction projects. This role leads project teams, manages budgets, and schedules, ensure compliance with safety and quality standards, and serves as the primary point of contact for clients and stakeholders. The PM ensures all phases of the project are completed on time, on budget, within scope, and to the highest standards of performance. RESPONSIBILITIES (Including but not limited to) • Develop comprehensive project plans including scope, schedule, budget, and resource allocation., • Lead preconstruction planning in partnership with the Preconstruction Director, including constructability reviews, risk assessments, and procurement strategies., • Lead the GMP contract compilation and negotiation process, • Oversee day-to-day project operations to ensure alignment with goals and milestones., • Manage and mentor project teams including Assistant project Managers, Office Engineers, Superintendents, and subcontractors., • Conduct regular project meetings and ensure clear communication of expectations and responsibilities., • Collaborate closely with internal departments, consultants, and field personnel., • Conduct regular project meetings and ensure clear communication of expectations and responsibilities., • Develop and implement a detailed overall project budget in partnership with the lead project accountant., • Develop and implement a detailed overall project budget in partnership with the developer, general contractor, and lead project accountant., • Manage project budgets, monitor expenditures, and control costs., • Review and approve invoices, change orders, and payment applications., • Provide accurate financial reporting and forecasting to senior management monthly., • Submit and obtain Owner approval for use of project contingency or increase in project budget via Prime Contract Change Order., • Coordinate with stakeholders to ensure timely delivery of materials and services., • Develop and maintain project schedules in partnership with the Project Superintendent utilizing tools such as Microsoft Project., • Monitor contractor performance to ensure adherence to contract terms, safety standards, and quality expectations., • Monitor progress and implement corrective actions to address delays or disruptions., • Manage contractor communications, change orders, and dispute resolution in coordination with project leadership., • Coordinate with stakeholders to ensure timely delivery of materials and services., • Obtain Owner approval for justifiable time extensions via Prime Contract Change Order, • Maintain accurate records of contractor documentation, including insurance certificates, lien waivers, and compliance reports., • Review and manage change orders to ensure they align with project scope, budget, and schedule., • Ensure all work complies with contract documents, specifications, codes, and safety regulations., • Oversee quality control processes, inspections, and testing., • Develop and issue subcontract and purchase order agreements in alignment with project scope, schedule, and budget requirements., • Collaborate with legal to ensure all agreement terms and conditions are appropriate and mitigate risk to the company., • Collaborate with preconstruction and field teams to ensure subcontracts include appropriate terms, conditions, and risk mitigation clauses., • Evaluate subcontractor qualifications, bids, and scopes of work to ensure alignment with project goals., • Maintain documentation for audits, permits, and regulatory compliance., • Serve as the primary liaison with clients, consultants, and regulatory agencies., • Manage client expectations and ensure satisfaction throughout the project lifecycle., • Prepare and deliver project updates, reports, and presentations., • Oversee project closeout activities, including punch lists, final inspections, and turnover documentation., • Ensure completion of as-built drawings, warranties, and O&M manuals., • Conduct post-project evaluations and lessons-learned sessions. QUALIFICATIONS • Education: Bachelor’s degree in construction management, Civil Engineering, Architecture, or related field. A master’s degree or MBA is a plus., • Experience: 5-10 years of progressive experience in construction project management, with a strong emphasis on real estate development., • Technical Skills: Proficiency in project management software such as Procore, Microsoft Project, Bluebeam, and Microsoft Office Suite., • Certifications: OSHA 30-Hour Certification, PMP, CCM, or LEED AP preferred., • Soft Skills: Strong leadership, negotiation, and decision-making skills; excellent communication and interpersonal skills., • Travel: Travel up to 80% of the time. Travel based on project needs. PHYSICAL DEMANDS: To successfully perform the essential functions of this role, the team member must be able to engage in routine physical activities such as standing, walking, climbing, stooping, squatting, and using hands for typing and handling materials. The position requires the ability to access all areas of the construction sites—both interior and exterior—in varying weather conditions, including rain, snow, heat, and wind. Team members must be capable of lifting or moving items up to 15 pounds and possess adequate visual abilities, including close and distance vision, color and peripheral vision, depth perception, and the ability to adjust focus.
