Botanical Place is one of our newer villages, having opened around 8-9 months ago, and is already becoming a vibrant community in West Byfleet. But this is much more than a traditional retirement village. Alongside beautifully designed homes, Botanical Place features a public-facing restaurant, gym, swimming pool, cinema and a range of shared spaces that bring residents, visitors and the wider community together. We're looking for an experienced and hands-on Facilities Manager to take ownership of the day-to-day facilities, estates, grounds and housekeeping operation, ensuring the village remains safe, well-maintained and welcoming for everyone who uses it. Working as part of the Village Management Team, you'll lead our Estates team and work closely with contractors and colleagues across the village. This is a varied role where you'll balance planned maintenance and compliance with being visible, approachable and responsive to residents and the wider community. The role is 5 days out of 7, with flexibility around working hours to meet the needs of the village. There will also be some on-call responsibility, including occasional evenings and weekends. Key Responsibilities Facilities, Property & Grounds Take overall responsibility for the maintenance and presentation of the village buildings, communal areas, equipment, grounds and facilities Oversee mechanical and electrical systems, planned and reactive maintenance and the village's PPM programme Manage housekeeping and laundry services, ensuring consistently high standards across the village Coordinate contractors and suppliers, ensuring work is completed safely, efficiently and to the required standard Ensure facilities such as the gym, pool, cinema and other communal spaces are maintained, safe and fit for use Support the timely preparation of properties for resale or rental, helping to minimise void periods Health, Safety & Compliance Act as the village's lead for facilities-related health and safety Ensure compliance with relevant legislation and standards, including fire safety, legionella, water safety and building regulations Complete and maintain risk assessments, audits, inspections and compliance records Ensure emergency systems, including fire alarms and emergency call systems, are regularly maintained and tested Promote a strong safety culture across the village and ensure issues are identified and addressed promptly Resident & Community Experience Be a visible and approachable point of contact for residents on maintenance and facilities matters Respond positively and professionally to queries, concerns and feedback Work with the Residents' Association and village committees where appropriate Help ensure the facilities and wider environment support an excellent experience for residents, visitors and the public Identify opportunities to improve services, facilities and the overall customer experience Team Leadership Lead, support and develop the Estates team, creating a positive and collaborative working environment Plan rotas and resources to ensure the village is appropriately covered Manage the performance of contractors and external service providers Deliver training and encourage a culture of continuous improvement Work closely with other Village Management Team members to ensure the whole operation runs smoothly Budget & Operational Management Support the development and management of facilities and estates budgets Monitor expenditure and identify opportunities to improve value and efficiency Manage procurement and contractor relationships Maintain accurate records across maintenance, compliance, assets and contractors Use facilities management systems and Office 365 to manage information and report on performance About You We're looking for someone who enjoys being hands-on, visible and part of a community . You'll be comfortable managing the detail while also taking a broader view of the village and the experience we provide.
