    Harrow | Harrow on the Hill | Office-Based Salary: Competitive, aligned to experience + commission About the Role Wilson Hawkins is Harrow's longest-established lettings agency, serving the local community since 1970 with strong, relationship-driven service. We're looking for an experienced Senior Lettings Negotiator ready to take real ownership of the lettings process, with a clear, genuine path to Lettings Manager within 6–12 months. This is a boutique agency, not a corporate machine. Your work will be visible, your contribution will matter, and your progression will be tied directly to your results, not your tenure. You'll work closely with the Lettings Manager, taking the lead on viewings, applicant relationships, and offer negotiation, while regularly stepping up to run the team in their absence. We're looking for someone who takes pride in their work, builds genuine relationships with landlords and applicants, and is hungry to grow into a leadership role. What You'll Be Doing • Register, vet, and proactively match applicants to the right properties based on their needs, • Conduct viewings across Harrow, representing Wilson Hawkins with professionalism and warmth, • Negotiate offers between applicants and landlords, managing expectations on both sides, • Progress agreed lettings through referencing to tenancy commencement, • Build and maintain strong relationships with landlords to win repeat and future business, • Keep landlords updated proactively throughout the letting process, • Maintain accurate, up-to-date records in the CRM at all times, • Support and deputise for the Lettings Manager on day-to-day team activity, • Contribute ideas and feedback to improve team performance, • Drive revenue and profitability against personal and business targets What Success Looks Like • Your viewings are well-prepared, professionally run, and consistently convert to offers, • Applicants feel informed, valued, and confident at every stage of their journey, • Offers are negotiated and progressed efficiently, with landlords kept closely in the loop, • Your pipeline is always accurate and current in the CRM, • The Lettings Manager trusts you to hold the fort and make sound decisions in their absence, • You're actively developing your skills with a clear eye on the Manager role ahead What You'll Need • 3+ years of residential lettings experience, ideally in Harrow, • A proven track record of high-volume viewings converting to offers, • Experience progressing lettings from offer through referencing to move-in, • Solid working knowledge of lettings legislation (Right to Rent, Tenant Fees Act, deposit protection), • Experience working with both domestic and international landlords and applicants, • Confident use of a lettings CRM and property portals, • Highly organised, results-driven, and comfortable taking ownership, • ARLA Propertymark qualification, or actively working toward it (a plus, not essential) What We Offer • Competitive salary, aligned to your experience, • Commission and performance bonus linked to your personal letting activity, • Funded support toward your ARLA Propertymark qualification, • A clear, genuine path to Lettings Manager within 6–12 months, • A boutique environment where your work is seen, recognised, and rewarded, • A collaborative team that takes the work seriously without taking itself too seriously About Wilson Hawkins Wilson Hawkins has been serving landlords, homeowners, and renters in Harrow for more than 50 years, combining traditional, relationship-led values with the latest technology to deliver better, faster results.     Room Leader Job Description Job Purpose To lead the day-to-day running of the nursery room, ensuring children receive outstanding care, learning, and development opportunities in line with the Early Years Foundation Stage (EYFS). The Room Leader is responsible for maintaining a safe, stimulating, and inclusive environment, leading the room team, and ensuring high standards of practice are consistently achieved. Key Responsibilities Leadership and Room Management · Lead the day-to-day management and organisation of the nursery room. · Supervise, support, and motivate practitioners within the room. · Plan staff deployment to ensure children's needs and statutory ratios are met. · Monitor the quality of practice within the room and provide guidance and support to staff. · Ensure room routines operate smoothly and effectively. · Maintain high standards of cleanliness, organisation, presentation, and resources. · Support the induction, mentoring, and development of new staff, students, and apprentices. · Communicate effectively with management regarding room performance, staffing, and children's needs. Childcare and Learning · Deliver high-quality care and education in accordance with the EYFS and Birth to Five Matters. · Lead curriculum planning and provide engaging, stimulating learning opportunities. · Monitor children's progress and ensure observations, assessments, and learning records are accurate, meaningful, and completed on time. · Support children's individual learning, development, wellbeing, and next steps. · Ensure inclusive practice that meets the needs of all children, including those with additional needs. · Promote positive behaviour, independence, and emotional wellbeing. Safeguarding and Welfare · Safeguard and promote the welfare of all children at all times. · Ensure safeguarding procedures are followed and concerns are reported promptly. · Maintain effective supervision and ensure statutory staff-to-child ratios are met. · Ensure compliance with health and safety procedures, risk assessments, and welfare requirements. · Oversee the accurate completion of accident, incident, medication, and care records. · Promote children's health, hygiene, and wellbeing throughout the day. Parent Partnerships · Build and maintain positive, professional relationships with parents and carers. · Share information regarding children's learning, development, and wellbeing. · Lead parent meetings, progress reviews, and support transition arrangements. · Work collaboratively with families and external professionals where appropriate. Professional Responsibilities · Ensure full compliance with nursery policies, procedures, and statutory requirements. · Maintain accurate room records and documentation. · Attend and contribute to staff meetings, supervision sessions, and training. · Support the continuous improvement of the nursery through reflective practice. · Maintain confidentiality and professional standards at all times. · Undertake any other reasonable duties requested by management. Person Specification Essential · Level 3 Early Years Childcare qualification. · Minimum 1 years' experience working with children aged 0–5 years. · Previous experience leading or supervising an Early Years team. · Strong knowledge of the EYFS, Birth to Five Matters, safeguarding, and child development. · Excellent leadership, organisational, and communication skills. · Ability to lead by example and motivate others. · Good understanding of health and safety and statutory welfare requirements. · Ability to work independently, prioritise workloads, and make informed decisions. · Commitment to safeguarding and promoting the welfare of children.

We are currently looking for a commission only B2B sales partner to help us secure a small number of initial SME clients. The Role This is a small pilot role, not a high volume sales campaign. At this stage, we are only looking to onboard around 5 initial clients, so the focus is on quality over quantity. You will be responsible for identifying and reaching out to suitable UK businesses that may benefit from Studyn’s service. These could include startups, SMEs, local businesses, small agencies, founders or business owners who need support with marketing, consulting or research based work. Responsibilities Identify suitable UK SMEs and startups Reach out to potential clients through your own sales methods Clearly explain Studyn’s service and value proposition Generate interest from businesses that may need project based support Refer interested clients to Studyn for approval and onboarding Maintain a professional approach when representing the brand Avoid making any promises or guarantees without Studyn’s approval Ideal Candidate Experience in B2B sales, business development or client acquisition Comfortable working on a commission only basis Confident communicating with founders, SMEs and business owners Understands how to sell services to small businesses Able to work independently without constant management Has an existing SME, startup or business owner network Professional, reliable and clear in communication Payment Structure This is a commission only role. There is no basic salary, retainer or upfront payment. Commission is only paid once a client has paid their initial project deposit to Studyn. The pilot will be capped at around 5 paying clients initially. If the partnership works well, there may be an opportunity to continue on a longer term basis.
