Works towards attaining maintenance goals and organization objectives. Essential Job Functions: • Perform general maintenance duties as assigned., • Document work carried out, and expenses incurred in the electronic work order system., • Oversee and accompany all contractors when professional repairs are necessary., • Repair and maintain interior of buildings and apartments, including machinery, plumbing, physical structure, appliances and electrical wiring and fixtures in accordance with blueprint, manuals and building codes., • Grounds maintenance - mow, trim, weed, prune, and water as assigned., • Snow removal and application of deicer on walking surfaces during inclement weather as assigned., • Maintain clean, safe and organized work areas., • Maintain tools and equipment in safe, clean and good working conditions; operate maintenance equipment safely to avoid accidents., • Routine plumbing repairs (repairing leaks, unplugging toilets, and drains, etc.), • Perform routine carpentry work (painting, repair damage to walls, cabinets, trim, etc.), • Move, assemble, rearrange furniture and fixtures., • Replace light bulbs and make minor electrical repairs., • Glass and screen repairs, • Assist in the movement of heavy appliances/equipment for maintenance and cleaning., • Properly handle and store chemicals and cleaning supplies per regulations, • Attend all Lakeview required training and safety programs., • Adhere to company policies, safety regulations and OSHA requirements., • Other tasks may be assigned as deemed necessary., • On-call availability as needed Education and Experience: Any combination of education and experience providing the required knowledge is qualifying. Valid NYS Driver’s License (as driving is an essential function of this position). Knowledge: General knowledge of custodial operations, building & grounds, and landscaping maintenance. Use and care of standard tools and instruments, materials, methods, and practices involved in building, maintenance, and repair, including carpentry, plumbing, electrical, and painting; safe work practices; estimating materials and labor needed, and managing the contract work of others. Skills and Abilities: Ability to conduct general facility maintenance, preventative maintenance, and routine general repair. Reading and interpreting information, following instructions, developing, and maintaining a schedule of building and equipment maintenance; analyzing and evaluating situations and using independent judgment and initiative in taking effective action; communicating clearly and concisely; setting priorities and meeting deadlines; ability to use a computer and associated software. Must be skilled in the use of hand, carpenter, electrician, and plumber tools. Must possess strong organizational, time management, and follow-up skills. Requires the ability to operate with little direct supervision in the conduct of their duties. Must be able to work effectively and professionally around persons with mental illness.
