The Community Manager II is the front line in implementing our vision. The Community Manager II is responsible for: • Leading the overall administration, compliance, and maintenance of the property, while striving to maintain 100% occupancy;, • Working in partnership with Hope Through Housing to develop and deliver social programs for our residents and the neighborhood; RESPONSIBILITIES Compliance • Ensure resident files and Yardi data are maintained in accordance with Compliance and Property Management policies and regulations., • Review and approve all resident notices pertaining to recertification., • Maintain property waiting list in accordance with the properties' Tenant Selection Plan., • Ensure applications for housing are processed in accordance with properties' affordable housing covenants., • Handle marketing and advertising for vacancies in accordance with properties' Affirmative Fair Housing Marketing Plan., • Ensure that all appropriate notices are remitted to residents in a timely manner and are completed and served within the requirements set forth in the lease., • Conduct monthly site inspections and prepares report for management., • Manage office supply inventory and work closely with Resident Services to ensure maintenance supplies are purchased in a timely manner and in accordance with the approved budget., • Work cohesively with resident services staff to ensure vacancies turn times are met in accordance with company policy., • Accurately account for and balance petty cash in accordance with company policies and procedures., • Prepare deposits for banking and posts resident payments into Yardi within timelines established by management., • Prepare management required month end reports., • Manage account receivables and ensure past resident balance due receivables are turned over to collection agencies., • Management of 3 or more on-site office employees and/or maintenance employees which includes: interviewing, training, timekeeping, performance evaluations and disciplinary actions., • Respond to all resident complaints in a timely and professional manner., • Must attend company sponsored events that relate to the development of the team, which, from time to time, may include overnight stay at locations away from the employee's home., • Minimum of a high school education or equivalent., • Minimum two to five years working in a position with comparable responsibilities., • Must be able to pass company sponsored Tax Credit Certification class within the first year of employment. Essential duties/Responsibilities • Provide oral hygiene education to patient and family, • Perform certain authorized procedures under the direct supervision of a licensed dentist; such procedures shall be checked and approved by the supervising dentist., • Accurately and completely document patient care activities in the chart as directed by the doctor and Company policy, • Take x-rays as prescribed by the doctor, • Clean the film processor; replace developer & fixer on a weekly basis., • Clean and sanitize the "Dark Room" and “x-ray room" (walls, floor, ceiling, etc.) and report problems to floor supervisor, • Prepare operatories for various procedures, • Prepare trays for various procedures, • Ensure that operatories are stocked and cleaned at all times, • Check for patients’ signatures on the Health Questionnaire and Informed Consent Form, • Explain treatment plans to patients as needed, • Escort patients to front office area for patient dismissal when treatment is completed, and inform the receptionist when and for what their next visit must be scheduled, • Apply all-wrap in and around operatories where needed, • Clean, sterilize, and package dental instruments, • Prepare lab cases, • Assist Floor Supervisor in ordering supplies and instruments, • Clean and maintain all equipment in accordance with the maintenance guidelines, • Turn off all equipment nightly, including the vacuum, compressor, etc., • Ensure that handpieces are properly cleaned and oiled, • Review the Hazard Communication book and sign the training log, • Ensure that hazardous products are properly labeled, • Follow waste disposal procedures for Sharps and for contaminated material/chemicals., • Compliance with state and Federal infection control standards in the dental office and operatories, including but not limited to: wearing protective barriers such as gloves, scrubs, and eye wear; disinfecting and sterilizing instruments and treatment areas; and disposing properly of contaminated or bio-hazardous waste/materials.
