Hirschfeld is seeking a skilled Leasing Representative and Assistant Maintenance Technician to join our dynamic team. Leasing Representative Roles and Responsibilities As a Leasing Representative for property management, you will play a crucial role in the success of our property by effectively leasing residential or commercial units. Your primary responsibility will be to attract potential tenants, conduct property tours, handle leasing inquiries, and ensure high occupancy rates. You will also be responsible for maintaining positive tenant relations, assisting with lease renewals, and marketing/promotions. ESSENTIAL DUTIES AND RESPONSIBILITIES • Develop and implement leasing strategies to attract prospective tenants., • Utilize various marketing channels such as online platforms, signage, and advertisements to promote available units., • Maintain and ensure to meet all key performance indicators as assigned or designated by the Management Team., • Conduct property tours for prospective tenants, showcasing available units and amenities., • Provide detailed information about the property, lease terms, and community features., • Address any questions or comments raised by potential tenants during property tours., • Assist prospective tenants with the leasing process, including completing rental applications and credit checks., • Negotiate lease terms, prepare and review lease agreements with tenants, ensuring accuracy and compliance with legal requirements., • Maintain positive relationships with current tenants and address any concerns or issues in a timely manner, • Stay up to date on market trends, rental rates, and competitor offerings in the surrounding areas., • Provide recommendations to management based on market insights, • Ensure all move-in apartments are inspected prior to moving in. Walk the apartment with the resident at or before move-in and complete the move-in condition inventory form., • Assist in resident retention program, resident appreciation days and special functions as requested., • Understand the Customer Satisfaction Program for both residents and prospects and assist the team in achieving customer satisfaction score goals., • Performs other related duties as assigned QUALIFICATIONS To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Reasonable accommodations may be made to enable individuals with disabilities to perform essential functions. • High School Diploma/GED required, • 2-3 years' experience in leasing and multifamily property management, • Excellent communication and closing skills, • Thorough knowledge of leasing processes and best practices., • Strong understanding of property management concepts, protocols, and challenges, • Experience with relevant marketing and industry software applications: Adobe Suite, Social Media platforms, RESMAN/CRM experience preferred, • Proficient with Microsoft Office Suite or related software, • Weekend work is required. Pay: $19 to $21 per hour Assistant Maintenance Supervisor - Role and Responsibilities Under the general direction of the Maintenance Supervisor and Property Manager, the Assistant Maintenance Supervisor is responsible for performing, supervising, and coordinating service functions to ensure the efficient upkeep of the buildings and property. From managing to routine maintenance and emergency repairs, the Assistant Maintenance Supervisor plays a crucial role in maintaining a safe, comfortable, and attractive living environment for residents. ESSENTIAL DUTIES AND RESPONSIBILITIES • Completes work orders by applying knowledge of building operating systems such as HVAC, security and sprinkler systems, fire alarms, plumbing, heating, electrical, and any other related setup to perform maintenance, preventative maintenance, and/or repairs., • Leading by example and being a role model for the standards and behaviors consistent with the core values and culture of Hirschfeld, • Showing care and concern for our residents through timely follow-ups and meticulous completion of their apartment service tickets, • Resolving maintenance issues in the area of HVAC, electrical, plumbing, and appliance repair, • Managing the make-ready and apartment turnover process with attention to detail and timeliness so apartments can be leased, and new residents can move in, • Preserving the value of the building by consistently executing on preventative maintenance programs, • Preserving the appeal of the building and the safety of the community through general upkeep and cleanliness, snow removal, and grounds maintenance, • Sustaining peak efficiency operation levels for all property components, • Adhering to applicable building, county, and safety codes/standards, while running an accident-free operation, • Working weekends and participating in the emergency on-call rotation, • Respond to complaints in a professional manner as appropriate., • Monitor maintenance/repair-related supplies and report needs to management., • Maintain equipment, supplies, and company vehicle in good working order., • Assist the Property Manager with eviction processes and any other resident-related requests., • Follow job-related safety regulations as prescribed by training guidelines. Reasonable accommodations may be made to enable individuals with disabilities to perform essential functions. • 5+ years of experience in the trades, facilities, and/or residential building maintenance, • 1-2 years of supervisory experience, • An HVAC, EPA, and/or NAPE certification, • Knowledge of risk management, OSHA, and MSDS, • Proficiency with HVAC, plumbing, electrical trades, and appliance repair, • Basic carpentry, drywall, and painting skills, • A safety mindset and an eye for detail, • Excellent communication skills both written and verbal, • A sharp professional appearance, • Basic proficiency with the Microsoft Office suite and comfort using various technology platforms, apps, and computer programs, • Availability for emergency situations at the property, including an on-call rotation, • A valid driver s license and reliable transportation is needed, • The ability to exert 25 to 50 pounds of force frequently, and/or 10 to 20 pounds of force constantly, climb stairs, use ladders, and work in varying weather conditions.
