Job Description Job Title: Building Engineer Job Description The Building Engineer supports the safe, efficient, and reliable operation of a multi-tenant facility by performing hands-on mechanical, plumbing, HVAC, electrical, and general maintenance work. This role maintains building systems, completes preventive maintenance and repairs, responds to tenant service requests, and ensures a clean, functional, and well-maintained environment for all occupants. Responsibilities • Perform a wide range of building maintenance duties, including painting, pressure washing, maintaining lighting systems, light plumbing, basic HVAC work, locksmith tasks, and general facility repairs., • Maintain and update the computerized maintenance management system (CMMS) daily, ensuring all work orders and tenant service requests are accurately documented and completed in a timely manner., • Perform assigned preventive maintenance and inspection tasks on building systems and equipment to minimize downtime and extend asset life., • Troubleshoot and diagnose issues with building systems, including electrical systems, direct digital controls (DDC), and pneumatic controls, and perform or coordinate appropriate repairs., • Respond to tenant service requests with a strong customer service focus, ensuring issues are resolved professionally and efficiently in a multi-tenant environment., • Support on-call or emergency response situations as needed, helping to resolve urgent building system issues and maintain safe operations., • Use hand tools and other equipment to perform mechanical repairs and adjustments on building systems and components., • Work effectively with laptops and/or smartphones to receive, update, and close work orders and communicate with team members., • Follow safety procedures and guidelines while working on ladders, lifting equipment, and performing physically demanding tasks such as climbing, bending, kneeling, and lifting., • Collaborate with colleagues, vendors, and other stakeholders to maintain building standards and support continuous improvement of facility operations. Essential Skills • At least 3 years of related work experience in building maintenance, facilities maintenance, manufacturing, or a similar environment, with a focus on repair, mechanical work, HVAC, plumbing, electrical, or carpentry., • Demonstrated hands-on mechanical experience, including the ability to use hand tools to perform repairs and maintenance tasks., • Experience in a building maintenance role or in a manufacturing environment supporting facility systems., • Experience with light plumbing and basic HVAC maintenance and repair., • Ability to troubleshoot building systems, including electrical systems and pneumatic controls., • Experience working with work order systems, including creating, updating, and closing work orders., • Ability to use a laptop and/or smartphone to complete work orders and communicate with the team., • Proficiency with Microsoft Office applications, including Word, Outlook, Excel, and Teams., • Ability to lift up to 50 pounds safely and repeatedly as needed., • Comfort and capability working on ladders up to 30 feet tall., • Ability to frequently climb, bend, kneel, lift, and/or drive as part of daily work activities., • Strong customer service and communication skills, with the ability to be presentable and articulate while interacting with tenants in a multi-tenant building. Additional Skills & Qualifications • Universal CFC EPA certification, or a strong interest in achieving this certification within the first year of employment., • Trade school education, union training, military service, or college coursework in a relevant field is desirable., • Experience in facilities maintenance within a commercial or multi-tenant building environment., • Familiarity with water treatment systems and general building system operations., • Ability to work independently with minimal supervision while also collaborating effectively within a team., • Strong problem-solving skills and a proactive approach to identifying and addressing maintenance issues. Work Environment This is a full-time, on-site role in a multi-tenant commercial building. The standard schedule is Monday through Friday, 7:00 AM to 4:00 PM, with onsite parking available for employees. The position involves frequent physical activity, including climbing ladders up to 30 feet, bending, kneeling, lifting up to 50 pounds, and driving as needed. Work is performed both indoors and outdoors, depending on the task, and includes the use of hand tools, mechanical equipment, and digital tools such as laptops and smartphones to manage work orders. The environment is professional and customer-facing, requiring a neat, presentable appearance and clear, courteous communication with tenants and colleagues while performing maintenance tasks around occupied spaces. Job Type & Location This is a Contract position based out of Brentwood, TN. Pay and Benefits The pay range for this position is $28.00 - $32.21/hr.
