Reporting directly to the Kenect Executive Director, the Sales Manager will oversee all sales strategies, lead the leasing team, manage onsite sales operations, and ensure financial, and occupancy targets are met — all while championing the Kenect brand and lifestyle. Key Responsibilities: Sales Leadership + Team Management • Develop, implement, and lead sales to achieve and exceed occupancy and revenue goals., • Craft and execute sales strategies for the Kenect revenue streams., • Set KPIs and ensure targets align with budgetary and NOI goals., • Train, motivate, and mentor the leasing and membership teams, fostering an enthusiastic, high-performance culture., • Manage team schedules, payroll, and commissions for sales team, membership team, and front desk team with oversight from Executive Director., • Lead weekly leasing and marketing calls to review performance and ensure alignment with goals. Community + Membership Management • Oversee CRM membership systems and SOPs between Yardi Residential and Yardi Kube, in collaboration with the Director of Leasing + Marketing and Sr. Director of Brand + Membership., • Create an engaging, personalized tour experience for prospective members and train the team to deliver consistent, high-quality tours., • Manage the amenity rental sales process for both members and external clients — ensuring agreements, invoices, and vendor information are completed according to SOPs., • Develop partnerships with local businesses and vendors to support cross-marketing initiatives, event activations, and brand exposure., • Attend local networking events, expos, and industry events to stay current with market trends and foster new opportunities for Kenect. Market Analysis + Strategy • Conduct quarterly competitor analyses to adjust pricing recommendations, sales incentives, and service offerings in Nashville markets., • Keep Google Business profiles updated monthly with new property photos and relevant content to optimize digital presence., • Research, propose, and manage initiatives to stay ahead of industry changes, including attending relevant training programs., • Assist in developing and implementing the community’s operating budget while monitoring financial performance. Operations + Member Experience • Ensure daily, weekly, and monthly reporting is completed accurately and on time., • Maintain minimal delinquency levels and ensure membership accounts are current., • Oversee the leasing process, ensuring transparency and clarity in all contract terms and conditions., • Ensure new resident move-ins are coordinated seamlessly and that the property is visually appealing, functional, and “show-ready” at all times., • Support social media marketing efforts and conduct regular audits to ensure advertising accuracy., • Attend and actively engage in Kenect property events to build relationships and promote a fun, inclusive community experience., • Provide exceptional customer service — resolving member concerns promptly and promoting the Kenect lifestyle with warmth and professionalism. Compliance + Administrative Duties • Ensure all business operations comply with company policies, Fair Housing regulations, ADA guidelines, and other applicable leasing laws., • Conduct regular inspections of the property, ensuring buildings, grounds, and units are safe, clean, and fully functional., • Participate in weekly calls with ownership and investors, providing accurate, timely leasing and financial performance updates., • Assist with application verifications, lease file management, and other administrative tasks as needed., • Attend all required meetings and training seminars to stay aligned with company goals and operational updates. Key Qualifications: • Proven sales leadership experience, ideally in residential leasing, hospitality, or a membership-based environment., • Strong knowledge of market competitors, local community dynamics, and emerging trends., • Exceptional interpersonal skills — outgoing, engaging, and energized by relationship-building., • Ability to lead, mentor, and motivate a diverse team to exceed sales and service targets., • Excellent organizational and multitasking abilities in a fast-paced environment., • Proficiency in membership management systems (Yardi Kube preferred) and reporting processes., • Adaptability, flexibility, and a solution-oriented mindset.
