Director – Real Estate Services The Director of Real Estate Services works for USE Real Estate Holdings, LLC and is responsible for the current and future real estate portfolio to accommodate the U.S. Engineering family of companies in Mechanical Construction, Manufacturing & Mechanical Service as well as unaffiliated clients that lease space in our owned properties. Future growth goals will be accomplished through internal and external relationships, strategic planning and execution, and operating as an independent business unit. Principal Duties and Accountabilities: • The Director will be responsible for oversight of all of our property, performing tasks under the general direction of the President, Holdings, to deliver well-organized, high quality enterprise-wide standardized solutions. This includes both regional and remote projects that will require collaboration between a wide variety of resources. Current assets include:, • Office Buildings (+/-200,000sf) and Manufacturing Buildings (+/-700,000sf), • Current Locations: Kansas City, Denver, Colorado Springs, Springfield MO, Manhattan KS, Lawrence KS, • Recurring responsibilities include:, • Annual business planning including budget preparation, income and expense management (P&L), • Organizing, tracking, and administration of property utilities and services, • Lease administration, both inter-company and 3rd party, • Developing scopes of work, conducting bidding, awarding and monitoring contracts for capital projects, • Responding to customer requests and managing customer relationships (customers are often defined as executives of the U.S. Engineering family of companies), • Coordinating and overseeing emergency response as it relates to property issues including building utilities, HVAC, Plumbing, Electrical and other services., • Coordinating legal requests in collaboration with our legal partners., • Managing real estate development. Examples by project size:, • SM: Responding to a U.S. Engineering teams request to add parking capacity at a facility by collaborating with SME’s, proposing solutions to key stakeholders with cost and schedule, writing contracts and delivering to project completion., • MD: 3rd party client management (consulting) for USE Real Estate property being leased, including the build-out of 20,000sf tenant finish space including electrical and plumbing upgrades, HVAC, IT, security systems and furniture., • B.S. in Business Administration, Management, Architecture, Engineering, Construction Management or equivalent.Experience:, • 8+ years’ experience in property management, project management, engineering, development, and consulting services to work with business executives to effectively manage aspects of U.S. Engineering Real Estate Holdings with support from the VP of Administration and other resources. Acceptable experience includes, but not limited to any of the following:, • Full service commercial real estate firm, • Owners Rep services, • Architecture, Engineering and Construction, • Preferred experience, • Drafting and reviewing real estate contracts, • Managing scopes of work with commercial contractors, • Negotiating rates, contracts and agreements, • Working with vendors and utility companies, • Working with building structures, utilities, and infrastructure systems, • Reviewing architectural floorplans, details, and engineered plans and specifications, • Experience in sustainability through architecture or engineering practices, including the key principles of the USGBC along with local municipalities ordinances and building codes, • Experience with environmental sustainability focused not for profit organizations., • CPM, Certified Property Manager, • P.E., Professional Engineer, • RA, Registered Architect, • Applications and OS:, • MS Outlook, • Android & iOS, • MS Excel, Word, PowerPoint, PowerBI, • Accounting software, • Task management applications, • Clear and effective verbal and written communication skills., • Ability to work with others in a professional office environment., • Proactive and driven, self-starter., • Organizational, time management, and follow up skills., • Frequent use of computer, including keyboarding, viewing monitor, etc., • Anticipate monthly airline travel with overnight stays to other U.S. Engineering offices., • Specific projects may, at times, require more frequent travel., • Occasional day trips to local properties., • The range for this position has been established at $118k to $148K annually and is U.S. Engineering’s good faith and reasonable estimate at the time of the posting. The compensation offered to the finalist selected for this role will be based on a variety of factors, including but not limited to internal equity, experience, education, specialty, and training.
