Job Description Tesoro Group is seeking an experienced Property Manager to join one of our long-term client's team at (1) of their properties in Minneapolis, MN (55411). The ideal candidate will have at least 2 years' experience in property management, knowledge and experience of affordable housing within section 8/affordable housing. This role is contracted to hire (90 days before conversion) or can go direct hire for the right candidate. This role will be working with (1) community that is 64 units of affordable housing. Pay Rate: $60,000K - $65,000K DOQ. Schedule: M-F, 8-5, on-call (always) If there is an emergency, the PM is called. They have an emergency maintenance program/company, ALL their PMs are always on-call for emergencies, should they arise. The Property Manager is responsible for managing the daily operations of the site to provide a fiscally sound, well-maintained, and socially healthy apartment community. The Property Manager also provides leadership and guidance to the staff. Job Duties and Responsibilities: • Collecting rent and other property fees from tenants and individual owners, • Paying property expenses, including taxes, mortgages, payroll, insurance premiums and maintenance costs, • Reporting the property's financial status, occupancy, and expiring leases to property owners, • Meeting potential tenants, showing them the property, and assessing their applications in accordance with anti-discrimination laws, • Leasing and compliance duties within affordable housing communities and fair housing rules., • Advertising vacant properties and hiring a leasing agent to find tenants as needed., • Inspecting properties and arranging for repairs and new materials as required, • Arranging contracts for maintenance, trash removal, landscaping, security, and other ongoing services and managing disputes with these service providers where appropriate, • 2 years' experience in property management – assistant property manager or property manager role., • Knowledge of government subsidy programs – income restricted/section 8 experience is required., • Working knowledge of Microsoft Office Suite, Outlook, and Excel.
