Job DescriptionRenovation Project Manager & Maintenance Supervisor Company: BruZiv Partners LLC Department: Property Operations Reports To: VP of Operations / Ownership Employment Type: Full-Time Salary: $65,000–$70,000 per year, based on experience Position Summary BruZiv Partners is seeking an experienced Renovation Project Manager & Maintenance Supervisor to oversee property renovations, capital improvement projects, apartment turns, and maintenance operations across our multifamily and commercial portfolio. This is a hands-on leadership position responsible for managing projects from initial planning and bidding through completion while also supervising the maintenance team and ensuring that work orders, preventative maintenance, unit turns, and property maintenance standards are handled efficiently. The ideal candidate has strong construction and maintenance knowledge, understands multifamily property operations, can effectively manage contractors and employees, and is comfortable balancing multiple projects and properties at the same time. Key Responsibilities Renovation & Capital Improvement Project Management • Manage renovation and capital improvement projects across the portfolio from planning through completion., • Develop project scopes, schedules, budgets, and timelines., • Obtain and evaluate contractor and vendor bids., • Review scopes and proposals to ensure bids are complete and comparable., • Coordinate contractors, vendors, maintenance personnel, property managers, and other parties involved in each project., • Conduct regular site inspections to monitor progress and quality of work., • Ensure contractors are completing work according to approved scope, specifications, and schedule., • Identify potential project delays, cost overruns, or scope issues and communicate them promptly to management., • Review change-order requests and verify that additional work is necessary before recommending approval., • Track project costs against approved budgets., • Review invoices and confirm work has been satisfactorily completed before approving invoices for payment., • Maintain organized documentation for contracts, proposals, invoices, warranties, permits, inspections, and project records., • Coordinate major building projects such as roofing, paving, HVAC, plumbing, electrical, exterior improvements, common-area renovations, and other property improvements., • Assist management with developing annual and long-term CapEx plans for each property.Apartment Renovations & Unit Turns, • Oversee apartment renovations and unit turns throughout the portfolio., • Inspect vacant units and determine required scope of work., • Coordinate maintenance staff and outside contractors to complete turns efficiently., • Establish realistic completion dates and monitor progress., • Ensure renovated and turned units meet company quality standards before being released as rent-ready., • Work closely with property managers and leasing staff to prioritize units based on leasing needs and scheduled move-ins., • Identify opportunities to reduce turn costs and completion times without sacrificing quality.Maintenance Team Supervision, • Provide day-to-day leadership and supervision of the maintenance team., • Coordinate maintenance staffing and workloads across properties., • Work with property managers to prioritize work orders, turns, preventative maintenance, and property needs., • Ensure maintenance requests are being addressed within appropriate timeframes., • Monitor outstanding work orders and identify recurring or unresolved maintenance issues., • Ensure emergency maintenance situations receive immediate and appropriate attention., • Assign projects and responsibilities based on employee skills, property needs, and workload., • Conduct regular property inspections to identify maintenance and safety concerns., • Hold maintenance employees accountable for productivity, quality of work, professionalism, and company procedures., • Assist with interviewing, training, coaching, and evaluating maintenance employees., • Identify training needs and help develop the technical skills of maintenance staff., • Ensure maintenance employees properly care for company vehicles, tools, equipment, and supplies.Preventative Maintenance & Property Standards, • Develop and oversee preventative maintenance schedules for building systems and equipment., • Monitor HVAC, plumbing, electrical, roofing, life-safety systems, building exteriors, and other major property components., • Identify developing problems before they become major repairs or emergency situations., • Coordinate seasonal maintenance and property preparation., • Maintain consistent maintenance and appearance standards throughout the portfolio., • Assist with planning replacement schedules for major building systems and equipment., • Maintain appropriate records for inspections, preventative maintenance, warranties, and equipment.Vendor & Contractor Management, • Develop and maintain relationships with qualified contractors and vendors., • Obtain competitive bids when appropriate., • Verify contractor insurance and required documentation before work begins., • Negotiate pricing and project terms when appropriate., • Monitor contractor performance, workmanship, scheduling, and job-site cleanliness., • Hold contractors accountable for completing punch-list and warranty items., • Help develop a reliable vendor network for emergency and specialty work.Budget & Cost Management, • Monitor renovation, maintenance, and CapEx expenditures., • Look for opportunities to reduce costs through better purchasing, scheduling, vendor negotiations, and use of internal maintenance staff., • Review project invoices for accuracy and completion of work., • Assist with preparation of annual maintenance and CapEx budgets., • Track actual project costs against approved budgets and provide regular updates to management.Qualifications, • Minimum 10 years of experience in multifamily maintenance, construction, renovation, facilities management, or project management preferred., • Prior supervisory or maintenance leadership experience strongly preferred., • Experience managing renovation and capital improvement projects., • Strong working knowledge of building systems including HVAC, plumbing, electrical, carpentry, roofing, and general construction., • Ability to read and evaluate contractor proposals, scopes of work, plans, and specifications., • Experience obtaining and comparing contractor bids., • Strong understanding of construction costs and project budgeting., • Ability to manage multiple properties and projects simultaneously., • Strong organizational and problem-solving skills.· Strong computer skills inc.
